Update: Feb 12, 2026: Yet another paper was published confirming that natural variability was largely responsible for the observed recent "global warming spike" in 2023. Triple dip La Niña --> El Niño FFS stop saying we don't understand what happened or it's a mystery.

@PhilSustainable How are they designed? Slowing new market rate housings seems to be the only factor that matters to prevent gentrification in nearby neighborhoods. Targeting below market rate good up to the point projects don't get built, "ignoring local residents" might be a good thing?

NYC? poorly designed inclusionary zoning can backfire. If “affordable” units target higher incomes, ignore local residents, and slow new market rate housing, prices still rise and wealthier renters spill into nearby neighborhoods, speeding up gentrification instead of stopping it

165 Massachusetts communities did the hard work to pass modest zoning reforms under the 2021 MBTA Communities law. Today, @MassAGO brought suit against the 9 who failed to comply; Dracut, East Bridgewater, Halifax, Holden, Marblehead, Middleton, Tewksbury, Wilmington & Winthrop.

Since the storm hasn't developed I don't want to discount it fully by any means, but the trend is that it is less likely for a major event as of right now. The cape and the islands still have the highest risk.

Here's what to expect the next few days. Rain arrives Sunday evening and as it falls on cold surfaces we may have a few hours of freezing rain. Especially to the west and north of Boston. Warm temps and rain for Monday, but a return to cold with an arctic blast on Tuesday.

@MissBilious @ArmandDoma It's not forced, if they can afford to pay what the apartment is worth they can stay. If they want to benefit from a government regulation that distorts market forces there should be strings. The idea wouldn't be to relocate them far, just within the same apartment building.
