I think knows that home price appreciation long term won’t be worth the hassle. With an aging population + net negative migration + shrinking family size + marriage age being pushed later and later + a younger generation that’s the most levered up + highest level of home price to income ratio… My theory is that 90-95% of homes anyone buys today will be worth the same price or possibly less 10 years from today in most areas. When you factor in property tax, maintenance, insurance and replacement cost … The investment just isn’t worth the hassle.

I’ve spent a decade telling people to do what I do: "Buy and Hold." Now I've decided to list my entire real estate portfolio for sale and walk away. It started slow. The bills, the maintenance, the tax increases... but the final straw was when I tried to develop an ADU to do exactly what the city of LA claims it wants investors like me to do: Create more housing. You'd think they'd make it easier, but after two delayed inspections, a sewer pipe replacement that needed 75 days advance notice, and a city-owned tree that became my responsibility, I'd had enough. The identity of being a real-estate guy is very hard to walk away from, trust me. For a long time, I stayed just because real estate was my "thing." It’s how I started. It’s what I’m known for. It led to every good thing in my life. But that blinded me to the fact that just because something served me in the past, it doesn't mean things haven't changed in the present. The reality of 2026 finally stripped the emotion away. My LA rentals are netting about 4-5% after the constant background noise of taxes, insurance spikes, and repairs. Meanwhile, a risk-free Treasury pays 5%. The trade-off just doesn't make sense any more. I’m reallocating to a liquid portfolio that actually lets me focus on the work I love. I published a deep dive on my Substack about the ADU nightmare that broke my patience, the exact numbers behind the exit, and where I’m moving the money next to buy back my sanity. I don’t give @grok enough credit. @amitisinvesting and I interviewed someone who was spectacular for @basispointpod today. I uploaded the research I did into Grok. The entire way driving to the studio I discussed it with Grok on assistant mode. This allowed me to finish my prep and refresh everything in my mind while sitting in traffic. Thank you @elonmusk as Grok is hands down the best one to interact with utilizing voice in my opinion.

Just to add one thing, I am completely talking out of my ass on this. I realize that strides have been made in experimentally confirming, that antimatter doesn't have negative mass, charge and parity symmetry is violated (although not CPT as of yet🙂), and that my assumptions have zero-to-no mathematical substance. Just having some fun contemplations arising from your thought provoking post 🙂✌️

Although it WREAKS HAVOC in our spacial dimension, it occurred to me today that a black hole is fundamentally a temporal anomaly. Outside the event horizon, SPACE IS KING — so vast it distributes the influence of time so the flow appears more or less constant. Inside the event horizon however, TIME IS KING – immense gravity bends time itself towards it's own end, and since any measurable distance can be defined in travel time, space is forced to collapse accordingly to preserve their mathematical relationship. At the singularity, time ends. Without time, space cannot exist because distance cannot exist. Everything converges to a single eternal moment of no time and zero space. Would love thoughts from those familiar with this subject matter.

The question is, is gravity possibly 'just' an emergent property since we haven't, until now, discovered a corresponding force carrying particle? Emergent from the interplay of mass-energy transfer, or maybe, in the ever-encompassing sense of dualism, gravity emerging from the link between matter-antimatter, whereas matter having mass in our universe is electrically attracted to antimatter having negative mass in a mirror universe (maybe that would solve the question of where all the antimatter is in our universe). A black hole would then be a spot, where matter and antimatter come closest together without annihilating... Maybe gravity is just electro magnetism, just on a significantly larger scale...a scale of two universes interacting...maybe this would be the reason it's the weakest force, however still influential at the largest distances. IDK🤷

As tech companies invest in data centers scale and Moore’s Law evolves, we need to stop viewing tech capex as a single bucket and start splitting it into maintenance and growth. Tech is essentially becoming a heavy industry, much like oil and gas, where massive physical assets and infrastructure require constant capital reinvestment just to keep the lights on. As these hardware-heavy moats become normalized, understanding how these assets depreciate and focusing on Return on Invested Capital (ROIC) and Capital employed (ROCE) will be the only way to decipher a company’s true return. In 5 years time this will be the norm. If we don't account for the "maintenance capex" required just to stay competitive, we aren't seeing the full financial picture. $msft $googl $amzn $nvda $tsla $aapl $orcl

Therefore, space-time continues, but in a dimensionless form we cannot materially comprehend or experience. And since our ability to be and to experience reality is bound by causality within the frame of probabilities collapsing into certainty, this notional dimensionless knot becomes a hindrance for causal continuation...a swarm of endless self-inducing probabilities. Finding the long and winding road to financial success later in life creates mixed feelings. On the one hand, it's nice to see the fruits of your labor. On the other hand, it would have been pretty awesome for my kiddos to have been able to enjoy some of the success when they were younger, or in my daughter's case, alive. I think of all of the money squandered on car payments, expensive apartments and homes. If I would have pumped all of that $ into the market and learned to sell options earlier, holy moly. This is probably my biggest "What If". What's yours?
