@StephonBOfficia i don't do tenants homework assignments. I wouldn't even give them the 2 months, trains them wrong. online or bank trip, that's the choice.

One of my new tenants wants to pay rent via check every month. I told them I’d allow it for 2 months but after that they either need to use the online portal or they can go into the bank and deposit the check in our account. Am I crazy?😅

How I spent my birthday the other day: Picked up the nephews and took them for a cruise in the fastback. Then took the wife on a sunset cruise. 🤌🏼

@rampulla_andrew Find an operator and then once you’re comfortable with someone else running it, see if they’ll be interested in taking it over and you become a minority owner over time. You could also take the brand further and try to seek to PE if you get big enough

I need some advice. For the past 3 years I’ve been running my soft washing company seasonally in New York. I live in Florida the rest of the year. When I’m there it does $30,000-$50,000/month with ~50% net margin. It’s a great business. I run it for the summer and turn off ads when I leave. I don’t think I could get much if I sell it. I think in an ideal world I find an operator I can pay a salary + profit share to run things boots on the ground. I can generate $100,000/month+ in business relatively easily. I just genuinely fucking hate fulfillment lol. My primary focus is perm/Christmas lights. Torn on what to do with this. How feasible is it to find someone I can trust to take over that role without distracting myself from lights? Or should I just attempt to sell it…any/all advice appreciated.

Reminder that contractor quotes are not created equal. 6”x6” hole in drywall. Three quotes to patch it: $575 😐 $275 😐 $115 ✅ Same job. Same hole. 5x the price difference.

Trying out something new. We acquired (2) 5k sf lots within walking distance of each other. We replatted so that on each development we have: • 1 single family home (3 bed/3 bath) • 1 stacked duplex (6 bed/4 bath) We’re about to list the first batch and it’s getting some good buzz so far - hoping that rates remain stable in the coming weeks as geopolitics does its thing.

@Jacob_Naviaux @J_Koenig21 A good contractor would use a 5 min fast dry mud and get it done same day😉 but I do see how the price can increase for the guys that come back the next day

@J_Koenig21 Dang $115 is a find. Would probably pay $400 labor for that here in Atlanta bc they’d have to come back second day to sand after letting it dry overnight.

So far about 2 days in on implementing into my workflow at work and it’s game changer. Going to cancel my ChatGPT subscription and subscribe to Claude personally in the next couple weeks as I keep testing. I work in excel a lot and shame on copilot for letting Anthropic completely blow past them in Ai on their own product🤣
