Thanksgiving seems like a great day to come out of the anonymous closet here on X. I can say that this platform and our awesome #CRE community has changed my life over the past few years. I have met dozens of you in person, made friends, partners, & golf buddies here among other things. I’ve taken groups of you into the backcountry to fish & hunt and made lifelong friends here. Back in Sept, I was sitting in the woods in Colorado elk hunting with @sweatystartup and he told me I was an idiot for being anonymous. I’m finally taking his advice, given the recent drama from a few disingenuous/bad actors here. My name is Blake (happy to share my last name with anyone privately who DM’s). I’m 42, married, father to a 1 yr old girl & 5 yr old boy. I grew up in IN, graduated from Purdue and spent 15 years in the Vail Valley, Colorado. We moved to Ohio 3 yrs ago during COVID to be closer to family. My heart is still in the mountains and we’ll be back out West in the next few years. I traded a “professional” career to chase my passion and worked as a fly fishing guide for well over a decade. It was incredible and I would do it all over again the same way if I could. I definitely didn’t get rich doing this but rowing a boat down a river every day was fulfilling beyond words. Worked in the construction for a handful of years after that. ~4 yrs ago I watched a video of Nick breaking down a self-storage deal & I instantly knew this/CRE would be my path forward. I thought, “if this knucklehead can do it, so can I”. Fast forward to now and I’m currently doing 2 ground up development projects on niche storage products with a few small-bay industrial properties in the works. We are just getting started and our ramp is steepening as we speak. I also still have my W-2 as a Sales Manager (hence the semi-anonymity) and plan to phase out in 2024 to full time RE. I can directly attribute many of these opportunities to my participation in this amazing community of professionals here on Twitter. I’m thankful for you all and can’t wait to see the things that our small team will accomplish in the coming years. DM’s are open for anyone! 600 ft…no agua. To put it in perspective that’s “roughly” a 60 story building. Maybe it’s my turn for some pain. What are we betting on? 700ft, 800 ft, 900 ft, 1,000 feet deep? I’m going with 700. Building on the side of mountain is not for the faint of heart.

Real estate, in particular, has a way of testing your ethics much easier than other industries. You’re able to make a lot of extra money by bending your ethics, even if it’s legal. I’m ashamed to say that I did it often early on in my career. I was young and making a lot of money for my age. The ethics of it didn’t bug be back then, because I had blinders on and the only thing I cared about was the money… But now I look back at that with a lot of shame. Some of the things I even bragged about on here, like he is doing. And I was mocked and shamed for it, as I should’ve been. I think it actually did help. I hope this guy sees the error in his ways. He’s getting a lot of flack at the moment, and he should be. Hoping that it makes him question some things like it did for me.

Fixer upper gets listed for $250k. I offer $180k with 3% commission — I’m a licensed agent and my company is the buyer. Plan is to wholesale it for $190k. Needs $75k in work and will be worth $320k after repairs. Listing agent says too low. 4 weeks later our CRM notifies me the list price dropped to $225k. I follow up. Agent still says $180k is too low. Another month goes by. CRM notifies me again — price drops to $210k. I follow up. Agent says they think it’ll work. I draft the offer, send it over, and it gets accepted. We price the deal at $190k and sell it — signed contract and EMD in hand. While we’re still in DD, I tell the agent my buyer needs a $20k price reduction to move forward, but they’re ready to wire EM and waive the rest of DD. Seller meets us halfway. Price drops to $170k. We make $25k. That’s the exact play we run wholesaling MLS properties.

Resimercial brokers are a double edged sword: On one side, their lack of knowledge can translate directly to opportunity on the buy side. On the other side, they can severely hamper the progress of, or kill the deal. This is happening to me now: resi broker mismanaging the deal and causing a perfectly good buyer (us) to walk away.

If a broker does commercial real estate deals and also sells houses, you can be certain they aren't elite. And they're likely incompetent. Elite CRE brokers know residential is a waste of their time, and elite residential brokers know CRE is a waste of theirs. Full stop. Smart buyers, sellers, and tenants do not work with brokers who do both.
