I’m going to say this 5 ways, stop buying electrical contractors! Kill bad deals fast or they will slowly kill your time. The default answer is no. Most deals should die; let them. Deal screening is 99% saying no. If you’re saying yes too often, your bar is too low.

Something that's worked surprisingly well for me in a short period of time (read: mostly luck) is my Japanese net-net basket: +45% in ~6 months 17 positions, financed 100% on JPY margin (FX asset/liability matched), dividends more than cover cost of loan. Looking to add more.

during my salad days (read: no money to pay the owner), I came across a guy in a woodworking fb group asking if anyone knew where he could buy bulk wood screws and casters cheaper than Home Depot… It seemed like a weird request so I DM’d him and asked about it, and he said he was a SAHM dad who cleared about $5-6k per month making workbenches in his garage after his kids went to bed: all sales via FB marketplace. Design was pretty simple - 2x4 legs, frame, and 3/4” CDX ply top and shelf. He said he’d sell for $300-500 (size depending), and was about $100 into each table (ex labor). Intrigued, I asked if I could Venmo him $50 for a bunch of pictures (he said yes): I created my own FB listing, asking ~$400 per table ($300 profit), and the orders started rolling in. For about a year and half, I’d make and sell 10-20 tables a month out of my garage. I got so i could finish a table in 30 minutes, not including time spent grabbing materials or back and forth on Messenger. If you can do math, that’s $5,000-8,000/per month in “table profits”. I suppose if I was better at doing my day job, it wouldn’t have been necessary - but we do what we need to do to survive. You can just do things.

Not a bad business. I owned for a number of years and did well, and sold as I concentrated into high conviction names only, ~5Yrs. ago Never felt great about DSG's management, particularly compared to another Canadian VMS acquirer..

How can you manage a storage facility 3,000 miles away? # 4 is the MOST IMPORTANT 1) Strong online presence - A customer should be able to move in, move out, pay, and contact you online. 2) Call center - Someone needs to take the calls and unless you can answer the phone within 2 rings all day, it shouldn't be you. 3) A list of all contractors in the area on speed dial (gate guy, roof guy, dump guy, block guy, handyman, tech/camera guy, etc) 4) An Awesome Boots on the Ground - this is the ultimate key to success. You need someone local you can trust, that can visit the facility each week and conduct lock audits, clean out units, overlock units, take photos for auctions, pick up trash, etc. Without a great BOG, nothing else matters. This is your priority.

Getting a Resale Permit Why? Companies like Costco, Amazon, Target, and more won’t sell to you without one. These companies will only sell their excess inventory and customer returns to businesses. The first step in experimenting is to register for a Resale Permit in your state, even if you never use it. Once you get a Resale Permit, you can register on the liquidation sites and begin researching. Here’s how to get your Resale Permit: Step 1: Never pay anyone to get a Resale Permit! Some companies charge to apply for the permit, but your state will give you one for free. You want to apply on the government website for your State, not some intermediary that will charge you a fee. Most states will issue you the permit quickly, some instantly and others within a few days. @MJRSelfstorage Any idea what percentage of a 10,000 sqft (or however big) piece of land can be converted to a building? Meaning if there's a piece of land adjacent to an existing facility, how much of that land can I build on? I understand it'll differ due to zoning but any rough math?
