1) We have an ongoing COMMERCIAL real estate 🏡 crisis driven by 21% national vacancy rates…. 2) We have low supply dynamics in RESIDENTIAL real estate 🏡 driving an ongoing housing affordability crises…. So… 🧠 How long before someone puts 2 + 2 together & finally pushes Federal/State Incentives to convert COMMERCIAL real estate into RESIDENTIAL ?!?!? If only we had a real estate developer in the Presidency 👑 … Someone, politically unpopular & desperate for a populist policy, popular with the youths & still supply-side business friendly... 🤔 ——————————————- Commercial Real Estate Crisis Deepens as Office Vacancy Rates Hit Record Highs reuters.com/press-releases…

This is fucking insane. Our X account @lumefiapp was hacked 24 hours ago, with no accountability from the X support team so far. Our ticket is in queue and has received no response. Scammers are launching token after token and scamming X users. I don’t know why we pay $12K a year for X Premium if the support team can’t resolve such urgent issues immediately. Please do something. Please retweet. @nikitabier @elonmusk

DIMON: ‘SEMI-RATIONAL’ TO HOLD GOLD Jamie Dimon said it makes “some sense” to own gold in today’s market, though he won’t say if it’s overpriced. Speaking at Fortune’s Most Powerful Women conference, the JPMorgan Chase CEO noted gold could rise to $5,000–$10,000, calling it one of the few times it’s “semi-rational” to hold. He also warned that asset prices are high “across almost everything.”

@longwashere Honestly it was more fun that it wasn't in there! I had to go searching for the punch line because I couldn't believe it.

Some Tuesday noon self-reflection as I lay in bed: Ten years ago, I had a heated argument with my friend who was an engineer at Apple at the time. The debate was: save money and retire early vs. have fun now because you won’t enjoy it as much when you’re older. My argument was that if you saved every penny to the best of your ability, you could have fun later in your 30s and not have to work. Every $1,000 you save now saves an hour of work for you in the future, given the S&P's average annual return of 10%. This, and any of the other r/fatFIRE mantras you can think of. His argument was that you should spend now, drive those fast cars, and have those fun vacations while you’re young because you will always make more money later in your career. You won’t enjoy the fast cars, hobbies, or traveling as much when you have kids or other responsibilities. The friendships you make while having fun in your 20s will be there for life. I still think about this debate and how cringey I was to so quickly tell people they were wrong. Looking back now, I think we were both right, and both arguments had merit. He has a great social circle from all those years of traveling and partying with friends. He met his wife and they had beautiful moments together. And he was right—he did make more money later in his career, pulling in $500k-$600k a year as an engineering manager. Meanwhile, I only have $58 million in ROBN stock. We both hit our goals. We were both right in the end. Anyway, check out this m4 MacBook he recently got me with his employee discount. 🐉

@therabbithole @afterhourbot hunt You can't possibly know everything. How can the average person be expected to understand even a fraction of the tax code.
