I have 300 fully approved units on Cape Cod, MA. The most common question we’ve received from capital is about employment growth. The truth is - there is none. But that’s not why these apartments will lease. They’ll lease because there is an incredible housing shortage, illustrated by two compelling stats. First - 70% of the people who work on the upper cape commute from off the cape. I assume most would prefer to live where they work if they actually had options! Second - the South Shore has a similar population to the cape but over nine times the multifamily inventory. The cape has 391 new units. The South Shore has 3,659. The market could use this housing option.

Pretty sure the ICSC conference has the highest concentration of Rolex watches anywhere on earth. Rolex should set up a retail store right in the middle of the show. They'd probably sell $10mm a day.

Find me a cooler CRE event. I’ll wait. I love this online CRE community. People like SMG and Bob make it better. So much sharing. So much time is spent out of their lives to pull this off. A party for friends. Friends that met on a silly online platform. I love this.
