The whole buyers agents model thrives on the excess volume that competent real estate agents were not able to manage (well) . Excessism that will self correct in the absolute demolition of what largely is a grifting side industry. An industry that convinced you that you needed to pay 10+k ( even tying their rates to the settlement value, um what ?!) to just tell you what domain or real estate could of done.

The grandfathering of negative gearing is negligible as the investment market is forward looking. This weekend i expect volume and clearance rates to crater as the calculation of these investments changed overnight. Those that have been grandfathered in only need to worry about sustained cash flow losses - they must also consider riding out drops in equity too over the next year or years.

@Potstirrer111 Landlords will increase rents to ensure they don’t have too much of a loss, as it isn’t tax effective to do so. This will just translate to increased rents for the regular Australian. The second order effects of this budget will be highly damaging.

According to the Wall Street Journal, citing U.S. officials, Israel set up a secret outpost in Iraq’s western desert in the work up to the conflict with Iran and the U.S. was aware of the move. Additionally, per the report, early in the conflict an Iraqi shepherd discovered the installation and Israel used airstrikes to force back investigating Iraqi military forces, killing one Iraqi soldier.
