As much as he’s right in what he says, a bit of self awareness in how much his own on-pitch level has dropped this season would’ve given his statement some balance at least.

My brother and I recently put in an offer of 140K on one of the most rundown properties we’ve ever seen.
It was built in the 1930s and had almost no maintenance over the years.
Inside was unsafe and falling apart, with leaks from the roof and buckets on the floors.
It shocked me that a family still lived inside this property. 😢
The key thing that led us to put down the offer, though, was the land.
The house sat on valuable land (well over an acre) in a prime location near many tourist attractions.
Our plan:
- Tear down the property
- Build 2-3 new homes
- Make an estimated profit of half a million
However, building can be a long process, so we might even sell the land to a developer and cash in on a more like 150K-ish profit. What do you guys think?
This property was on the market for £86K in 2011 and I put forward a really cheeky offer of £68K.
Just the numbers backwards.
And to my surprise, they accepted.
I didn’t have the money.
So I got a £55K mortgage and raised the remaining £13K from an investor, paying them 10% a year.
The property rented for £550 a month, covered all costs, and still paid me £200 monthly.
Today it rents for £900…
And it’s now worth £185K.
The lesson?
Don’t wait to buy property. Buy property and wait.
And if you don’t have the money, use leverage.
Because using other people’s money to buy income-producing, appreciating assets… is how you get ahead.
