UHT? Am I the Problem??? Just been notified by my accountant that I must comply with an Unused Housing Tax requirement by April 30th (retroactive to Dec 31st 2022) or face fines of $5,000 to $10,000 for each property! WTF?!! I live in a modest two bedroom condo. My mom lives in a bungalow I own. I have a modest rental condo in Ft. Mac. This from my accountant... "We will need information from you in order to complete the form and determine if you are eligible for any of the exemptions available for the requirement to pay. The cost for processing these forms in year 1 will be $2000 for the 1st form + $900 for each additional form (if multiple properties are owned). In year 2 the cost will be $1200 for the 1st form + $540 for each additional form. (Plus my time, which obviously is worth SFA). To get us started, below is some information we will need. - The most recent Property Tax Assessments for each property. - The original purchase agreements for each property. - The Certificate of Title from when you purchased each property. - What type of property : house, duplex, triplex, condo, etc -Who lives in the property? Is rented :Y/N - If the property is rented, an estimate of how many days/year the property was rented in 2022. - If the property was not in use for any part of the year please explain why, and how many days it wasn’t in use. We will also be in touch with a follow up phone call for further specific information and questions in order to complete the form. REALLY? This is how our country works? I'm going to have to lay out $3,800 this year then $2,280 EVERY YEAR after AND give them ALL of my property information... ...JUST so my government doesn't penalize me $5,000 per year for my home or penalize my mom $5,000 per year for her retirement home or hit me $10,000 per year for my rental. What a bunch of BULLSHIT!!! The Ottawa henchmen have created a make work project for accountants, attacking ordinary citizens while NOT addressing the real issue of foreign investment and vacant money-laundered homes. Interest rates UP! Inflation UP! Carbon Tax UP! Fuel UP! And now we're going to create yet another tool to hammer Canadian's??? Who the F dreams up this shit? Seems to me, this is just one more poorly thought through policy that will do little to deter foreign billions but will kick ordinary Canadian's right in the Gonads.
