@ClassicSwingX Why would you want to hit a wedge 150 yards? What’s your 50 yard club in that bag?

I enjoy working with elite players just as much as beginners. Here, I’m discussing the concept of covering the ball with a former tour pro. One small adjustment took his pitching wedge from 139 to 151 yards. No matter your skill level, the work is the same. Great impact alignments create great shots. Master the fundamentals, and the distance, consistency, and compression will follow. I’ll be having a free webinar on Sunday evening (July 27th) at 7pm where I’ll be teaching my program that gets insane results from my players. Come join me! I’ll post the details in the first comment.

Mark Ruffalo says he’s done talking to Jewish actors. Hey Mark, if that’s really how you feel, maybe you should stop playing the Hulk too. After all, the character was created by two Jewish legends, Stan Lee and Jack Kirby. Or is that different because it works in your favor? Pretty hypocritical.

@forbetterfordog They are not all like this. Although the ones that I have had that will not eat food off tables and countertops came that way. The goldens I’ve had that would eat this food have been the more outgoing affectionate types so it was a trade off.

@GovSherrillNJ Hi I’m all about accountability, but let me be clear this wasn’t my fault. 🤦‍♀️. Then admits there is fraud while saying it’s not a big deal and election fraud never happens? Boy you sound like a total idiot.

Last week I learned that a serious software error in New Jersey’s Motor Vehicle System led to the registration of roughly 6,600 people who indicated that they were not U.S. citizens between June 2023 and June 2024, almost three years prior to my taking office. These individuals answered "no" when asked on a keypad whether they were a U.S. citizen when applying for drivers' licenses and identification cards, but through no fault of their own, the system registered them anyway. This happened under the previous administration and, upon learning this information, I immediately ordered my chief counsel to launch an investigation to get to the bottom of what occurred. I also ordered the removal of any residents from our voter rolls who were erroneously added between June 2023 and June 2024. The new MVC Administrator that I appointed has begun the process of replacing the vendor responsible for administering the system. Our preliminary analysis shows fewer than 400 individuals who were newly registered for the first time because of the error voted. They were registered as Democrats, Republicans and Unaffiliated voters and were scattered across the state. I want to underscore how seriously I take this matter. As a military veteran who swore an oath to defend our Constitution, and as a former federal prosecutor, I believe the integrity of our elections is fundamental to our democracy. I am appalled by the reckless failures that allowed this to happen and the lack of transparency shown by those in charge at the time. This failure didn’t occur under my watch, but accountability starts now. I am taking action to prevent anything like it from occurring in the future and make sure those responsible are held accountable. As the Trump Administration tries to weaponize elections for political gain, I am ensuring we protect our elections. Let me be clear: Donald Trump has zero credibility on the issue of election integrity. For more than ten years, he has worked to undermine Americans' faith in our elections by spreading lies about legitimate election results, attempting to overturn a free and fair election, encouraging an attack on our Capitol when he couldn't accept the will of the voters, and defunding election security at the federal level. The difference is simple: when we find a problem, we don't hide it, deny it, or invent conspiracies. We investigate it, we fix it, and we tell the public. That's what accountability and good governance look like, and that's exactly what my administration is doing. New Jerseyans should have confidence that every eligible citizen can vote, every lawful vote will be counted, and every reasonable step will be taken to protect the integrity of our elections. That's my responsibility, and it's one I will never stop fighting to uphold.

The Supreme Court just agreed to hear the case of an 82-year-old Alaskan man whose $95,000 plane was seized by the state — over a single six-pack of beer. Kenneth Jouppi was running a one-man air taxi service out of Fairbanks in 2012 when state troopers found alcohol on his 1969 Cessna. He was preparing to fly a customer and her groceries to Beaver, a remote village that bans alcohol possession. The conviction: a misdemeanor for alcohol importation. The penalty: total forfeiture of his plane. Now the nation's highest court will decide whether that seizure violates the 8th Amendment's ban on excessive fines — a ruling that could reshape civil asset forfeiture law across the country.

Need some car advice from parents. Third daughter just hit 16 & looking for a car for her. Got my 1st daughter a used Camry when she turned 16 years ago. Was a great car. Second daughter - used Kia Forte. Decent car. Now number 3. For parents of teenagers that have hit the driving years..what are some cars that you’ve been thrilled with that were reasonable in price but also had good safety features? Leaning to a Camry or Corolla but wanted to hear some other experiences with vehicles and teen drivers.

This is happening in Jacksonville, Florida at a 55+ community. A 28-year-old girl was living there with her father who was ill when he passed. He gave the home to his daughter, and she wants to remain living in the community.. well the HOA has decided to enforce the 55 and over law, and is asking for $1000 from 155 members in the community to sue her to get her out of the neighborhood because she’s 28 years old, not 55+. In my opinion, this is despicable. These HOA‘s have way too much power. This sh!t has to stop.

Question...if this entire water line is decades past its end of life...how on earth is a repair going to prevent this exact same thing from happening a hundred times over, block by block? Karen? Nithya? What's your plan, commies?

Democratic Socialists of America co-chair Gustavo Gordillo suggests that abolishing the U.S. Senate would be similar to the U.S. ending slavery. Gordillo's family fled from Peru and came to the U.S. as the Communist Party of Peru waged war against the government. "The United States Senate is an undemocratic institution..." "When we think about the 250th anniversary of the United States, and we think about our proudest moments in US history, I think of times like when ordinary people rose up, and they changed the Constitution to abolish slavery." These people must be defeated at all costs.

Florida assistant principal arrested for DUI for riding an e-bike while intoxicated. The incident came after Kenneth Bevan Jr. was asked to leave a local bar. Deputies reportedly warned him not to ride the e-bike. After leaving the bar, deputies watched him as he walked his bike to a 7-Eleven. At the 7-Eleven, he purchased a 12-pack of Budweiser, placed it in the e-bike basket, and rode off. He was then stopped and arrested. Pretty wild that children are allowed to ride 20+ mph e-bikes in the street, but a grown adult can't ride one after having some beers.

I am personally a big fan of making voting day a national day off for everyone so that they can vote in person. We have so many random, stupid holidays, the least we can do is give everyone off a day of work so that they can come and vote in person. What do you think?

I worked closely with someone that began buying in 1989. Went hard on multifamily for the next 30+ years. Has amassed a fortune. Well over $100 million personally. He’s smart, hard working, and took risk. But he’s also (to his credit) humble enough to admit that even the times when he screwed up, he was saved by declining interest and cap rates.
StripMallGuy@realEstateTrent

Wild how many people have built a $100M+ net worth because the took out a loan to buy some property decades ago and then rates nosedived. Give them credit for never selling and for taking the risk- but it was luck and timing more than anything else. If you happened to be in your 30s with some extra money to invest in the 80s, 90s, and early 2000s, you rode a crazy wave. Yes, unless you have a way to add value, commercial real estate is largely just an interest rate bet.
