Wild how many people have built a $100M+ net worth because the took out a loan to buy some property decades ago and then rates nosedived. Give them credit for never selling and for taking the risk- but it was luck and timing more than anything else. If you happened to be in your 30s with some extra money to invest in the 80s, 90s, and early 2000s, you rode a crazy wave. Yes, unless you have a way to add value, commercial real estate is largely just an interest rate bet.


I just spent a few days in Maine. Portland area specifically, but traveling around the surrounding areas near the three schools: Bates, Bowdoin, and Colby. Shocked to see how many people were strewn across the streets of Portland openly doing drugs. The small but expensive towns felt like political indoctrination centers - with socialist-style messaging everywhere. Vineyard Vines and DSA messaging. Hilarious combo. The once vibrant blue-collar fishing communities felt desolate. Has every rich liberal from NYC, CT, and MA moved to Maine? At least the lobster was still fresh.
