People want homes whose running costs they can control and not to be a leaseholder under the whip hand of a monopolist freeholder and managing agent. @HarryScoffin @FreeLeasehlders Definitely, no one cares about cost when it's not coming out of their pocket. Absolutely no incentive for managing agents to shop around. Just go for the easiest option or the biggest kickback.

@LiberalElitist2 @realhansard @HarryScoffin Same here. We're in Cardiff and management company brought in companies from Whitley Bay and Devon to do work, unbelievable. Devon contractors were even put up in hotels overnight. Shocking and that explains how savings of 20-30% are achieved with RTM/RMC.

No sane economist would design leasehold with its misaligned incentives. Savings or not, having control of the running costs and service providers for the single biggest purchase of one’s life is normatively a good thing. It is why the rest of the world do not involve extractive freeholders in flat living.

@hughjarse1982 @HarryScoffin Good luck with that. But my scepticism on costs reducing significantly comes having purchased the freehold and RTM and really, other than having control, the cost savings were not that great.

You have sought to downplay commonhold, talking up the inescapability of service charges when the vast majority of leaseholders do not have self-rule. Getting rid of an extractive landlord class and having managing agents subject to competitive pressures will drive down costs.

@HarryScoffin That is an issue. But my point is that the vast majority of the costs still exist. And they have risen owing to legislation/changes in risk appetites post-Grenfell.

@realhansard @HarryScoffin We had some work done to repair a hole in our wall. The lad said he was familiar with the building as he was friends with the MA. Said when the MA asked him to do jobs he'd earn double what he normally would charge. The MA doesn't care, because they pay nothing.

@realhansard @HarryScoffin It's not the bills that are the issue, it's the blatant rip offs. We're in the NE and the management company picked their preferred cleaners, who are based in Manchester. They'd drive up, be paid for the travel and expenses and put up in a hotel overnight.

A lot of people keep suggesting the issue is leasehold rather than commonhold. But people have the right to self-manage, if they think they are being ripped off by freeholders over fees. The reality is that these costs still exist for maintenance whoever is running the show.
