You need to provide a lot more comps, a lot more commentary and a lot more support for the adjustments
Instead of 4 comps, maybe you want 8-10 comps

I appraised a property recently for $17 million.
Super custom, beautiful home, ocean view
It was a private bank for some private financing for an ultra high net worth individual
He is all in the property about $18 million because he built it for himself not as a flip
Bank starts asking questions saying that the value is too high and they hire an independent review appraiser to look at the Appraisal
The review appraiser comes in at $7 million referring to a few highly inferior closed sales with inferior upgrades, inferior condition, inferior age, inferior view, inferior location, inferior pool, spa, inferior decks, inferior finishes etc
Two weeks after the review appraisal is done the owner accepts an all cash offer at $24 million.
At least I was a little bit closer than the reviewer.

Yes you read that right!! Here it is friends!! The most expensive home we’ve ever listed! The crown jewel of Los Angeles!!
This home took a decade to build and was completed in 2018 on 8 acres of mostly flat space with views of downtown to the pacific Ocean.
There is over 70,000 sq ft across multiple structures and is regarded as “the most expensive home in the USA (what better way to celebrate it’s 250 year anni than buying this).
The main house has 10 bedrooms, 13 staff bedrooms and the guest house has 6 guest bedrooms with 10 more staff bedrooms.
Currently listed for only $400 million.

@ThinkAppraiser It’s why zestimates are so useless. They always adjust after the sale but are no a good indication of present value

@AdamSinger Our boys cannot and will not take phones to school. Phones are bad enough everywhere else but definitely not going to school

@TriathlonTrader When we have kids they will not be interacting with smartphones at all in school, and will have a very basic device without apps

@AdamSinger Spoken by a guy with no kids. The reason kids have phones is because parents would go to war with the administration if they were banned. Our schools districts don’t allow them but it doesn’t mean kids don’t bring them

Pahlisch Homes is one of the largest regional builders who is headquartered here in Bend, OR. Today they did a 2nd price drop on all their homes in NW Bend, which is the most sought after part of town and this is the start of our "selling season". These are now down $65k from their Jan LP. This is not typical.

Tariffs scam
War scam
Hormuz closed
Hormuz opened. What a mess. Lying to public day and night. We didn’t have a choice who to elect. The other candidate was even more stupid.
Horrible 2 years under his leadership. Consumers scammed on tariffs and now paying the price for the war (Oil)
Companies benefited from Tariffs while consumers paying the brunt.
Expect next two years not to be even better

Market is digesting Warsh’s hearing today
I believe he did very well
He showed confidence and although he is clearly a Trump guy in there, he likely believes a Rate Cut is needed independently of what Trump believes
Market is already overheated and due a pull back anyway
The fact he said he’s independent is probably enough for the market to cool down
Either way I believe he cuts in June
