When affordability hits the yellow line.
Currently, the Mortgage Payment/Income Ratio is 36.5%, near the highest level on record, and comparable to the 2006 housing bubble.
The long-term average is 30%, and it will take affordability crossing below that level for homebuyers to come back into the market.
Until then, demand will remain low.
And homebuyers will remain on strike.

Homeowner equity in the U.S. just hit $36 Trillion.
Almost 3x the previous bubble in 2006.
Rather than being the sign of a strong housing market, this is why today's housing market is so weak.
Homeowners are sitting on a record pile of equity, which isn't actually real or monetizable in the sales market.
The result is sellers over-listing their homes, delisting their homes, and no transactions taking place.
And the worst buyer demand environment in 30 years.
Lower homeowner equity, through lower home prices = massive win for the housing market. Existing owners can afford to take a 15-20% haircut and still feel like they're well in the black (for the most part).
