For everyone who keeps asking me what is up with FOURWAYS MALL in Sandton, Johannesburg… Here it goes🤯👏 Firstly, Fourways Mall is the biggest #shopping mall in #SouthAfrica measuring 178 202m2. There are over 400 stores and 8000 parking bays on site. Accelerate Property Fund (APF) is a co-owner of the mall along with Azrapart - they each own 50% of this shopping centre. APF also owns #BMW Fourways, Cedar Square, The Buzz Shopping Centre and Waterford. At the end of 2019, the mall experienced a pricey expansion and revamp. The gross lettable area (GLA) of the mall then increased from 61 634m2 to to 88 785m2. APF released financial results at the end of last year showing a mall vacancy increase from 14 349m2 to 15 109m2. The 17% vacancy rate would explain the glossy, ghost-like halls of this shopping centre. One can drift through eery passages to see so many empty retail shops… While the vacancy rate has gone up, the rental rate per m2 has gone down. A few years ago - the mall used to charge closer to R300 per m2 - this figure has now decreased to around R220 per m2. The malls property value has also decreased by almost R1 billion. In April 2024 - Accelerate #Property Fund went ahead with a rights offer. They issued 500 million ordinary shares at a price of 40 cents per Rights Offer Share. The group has serious debt and by raising R200 000 000 they hope to alleviate some of it. All of the above is a real let down considering the #millions that were spent revamping the mall. Also this year, the mall owners won a case against 5 insurers for losses suffered due to the Covid pandemic. They won the judgement in the #Johannesburg High Court and are claiming R1 billion in losses. Some individuals say that they got the tenant mix all wrong. Others say that access into the mall is a big problem. Personally, I don’t think there has ever been a more difficult mall to navigate in #SA - too big and too confusing. Fourways is perhaps a great place if you are looking to rack up your Discovery steps. That being said, many positive plans have been put in place by the newly appointed asset managers (Flanagan & Gerard Property Development and Investment, in partnership with the Moolman Group) to revive the malls current state of despair. Word on the street is that there are plans for new restaurants, a deli, a brewery, new gym, co-working space, #padel courts and a wellness hub. I wish them the best of luck on route to revival. What are your thoughts on Fourways Mall and why they have been struggling?🤔 Lastly….Is it a bird!? Is it a plane!?
