(Mostly for new followers:) I run Adaptive Realty, which buys, renovates and manages apt buildings in Los Angeles. ~$110MM AUM. We're weird: - Tons of small deals ($2.5-10mm total cap.) - Use little / no leverage until each deal is rehabbed / retenanted - Hold permanently

@moseskagan @khzny Thanks. Is the one-off deal fee a percentage of gross purchase price? No construction management fee on intensive rehabs?

@khzny If I could find bigger ones with numbers as good, I'd do those. Have been offered JV equity in institutional quantities, but am only interested in long-term holds, and the economics they offered (prefs in the 9% range) made that pretty unappealing.
