@joecarlsonshow Hey man, I used to be a subscriber and will happily buy Qualtrim (I really want to use it)... but I get 403 errors and the app doesn't work. Am I the only one? I see you using it in your videos so maybe it's just me?

My portfolios are down a combined $20,000 today. $20,000 is also how much I reached after my first entire year of starting the portfolio. It's awesome when you get to the point of daily swings amounting to entire years worth of investing at the start. Just keep pushing adding as much money as you can to your portfolio all the time, especially on red days. Eventually compounding picks up.

If interest rates stay here for 24 months, there will be a 30-40% price correction on commercial real estate. In-place 8 cap deals with 40% expense ratio on tertiary storage. 6-7 cap on class A product. Multi will get crushed. 6-7 cap pricing on class A. Equity will be totally gone on a lot of deals acquired since 2020. A lot of forced sales. Not as bad as 2008, but a lot of variable debt coming due in the next 24 months that owners can’t cover or replace at new rates. Wild times coming!
