I’ve grown loquats for over ten years and am always surprised how unknown they are as a fruit tree…
They produce hundreds of yellowish-orange fruits per year that taste like a tropical citrus peach
Great for fresh eating, but I’ve also turned these into jellies, jams, and even loquat ice cream
Apparently the leaves can also be used as a medicinal tea, but I haven’t experimented with that personally yet

Both D candidates worry me. Spencer really doesn’t impress me at all when I hear him talk. But maybe he’s the one who might just gtf out of the way.

Bass and Raman are unwilling. Pratt would at minimum push in the direction of cleaning up the City. That is enough for me, and I think a quickly growing segment of Los Angeles.

This is funny. But Spencer Pratt's run for mayor is no joke. He's a MAGA Republican who has vowed to work with ICE & end LA's sanctuary city ordinance. He is a threat to Los Angeles and the immigrants who built their lives here.

Let’s be clear: Newsom has done next to nothing for fire survivors for 16 months. 16 months later he wants to review and “offer clarity” on the most simple premise!? Let me offer clarity for you.
1) Property taxes for property that no longer exists should be $0 until certificate of occupancy. Not deferred. Eliminated until you can move back home,
2) State and local taxes should be $0 on a rebuild instead of $5 BILLION projected. This is “disaster profiteering” by the state and city that is deeply responsible. A fire of your own making shouldn’t be a profit center,
3) Policies must be put in place to reassure insurance companies that this level of gross negligence and ineptitude at the city and state level will never happen again,
4) Settle the lawsuit.
This incompetence has destroyed lives. The solution is very straightforward. State policies selected plants (weeds) over people. You failed to put out a fire that burned for 6 days… ultimately wiping out a city that you’ve historically milked for tax revenue. Now you continue to do so despite the most diabolical outcome.
Follow steps 1-4 above. Show real accountability toward your constituents. THAT is leadership. Not performative nothingness like your post.

Don't do this unless you understand condos and how dumb the construct of a HOA is
If I said to you, I'm going to raise 100M and I want you to invest 500k-1M in Class A or Class C multifamily
But we're going to let VOLUNTEERS with ZERO expertise in property management, construction, finance, accounting, insurance, etc run the building's decisions and finances
Where you need to work with 50 or 100 other investors and some are short timers, who do not in many cases give a F what happens to the building in 5 or 10 years
And there are dues each investor has to pay, but some don't. And then some investors will sue each other and the building, what would you say to me?

Maybe its time to start looking to buy condos in So Cal... Lin He, a well known Newport Beach developer started with condos in 2009 in Santa Ana. My hard money lender has 22 condos in the IE Go to where the deals are, looking like it might be condos right now

When I was a student at Santa Clara University, we used to sometimes drive down there.
In all my travels since - including Vegas/Thailand/Greece - I have never witnessed anything like what I saw at UCSB.
It’s been a while, but I’d never seen that level of partying before, or since.
