Apartment rent concessions are at the highest level since 2010, with discounts averaging 10.8% of rent (or 5.6 "weeks free").
The comparison to 2010 is interesting. Notably: Unemployment then was >2x today's rate, and absorption today is substantially better than then. BUT...
We've added >1.4 million new apartments over the last 3 years, which is >2x what we added between 2008-10, and the largest tally over any three-year period since the 1970s.
Obviously the recent slowing in the job market only exacerbates the issue for all this supply to lease up. In meantime, lease-up concessions remain high as they lure renters from existing apartments, and that in turn triggers operators of existing apartments to push up concessions or cut rents. (Adding huge levels of supply works wonders on the broader market, even down to the more affordable units.)

It's official: The historic wave of new apartment supply is now in the rearview mirror. Completions in Q1'26 came in at one of the lowest levels in 7+ years, and will likely hover around these levels for a while -- ending the largest supply wave in a half-century.
But don't expect an instant jump in rents. It'll likely take some time. Many of those completions from 2023-24-25 are still working through prolonged lease-up, trying to get full, and putting downward pressure on rents across the market (even lower-priced apartments) due to the undeniable filtering effect.
Until they achieve stabilized occupancy, we're likely to see abundant rent discounts (concessions) and modest rent growth at best.

Asked STC Darrin Simmons at the Scouting Combine what Tycen Anderson brings and he started with: "Versatility."
He went far beyond that, praising what Anderson provided his group.
Pointed out Anderson started training early in his career with the responsibility of a personal protector on the punt team, but shifted outside because vet safety Mike Thomas held that role.
"We were able to move Tycen out as a gunner. He became one of, if not the most, productive gunners in the league over the course of a couple years, in terms of tackles. That was where he was the most explosive in that position. Unfortunately, I didn’t have somebody I was comfortable enough to put in (PP) this year ... I really had to play Tycen out of his most comfortable position, which is really gunner. He is playing personal protector.
"Being able to have somebody like that who knows, understands and thinks like me and able to play that spot in addition to playing where he plays on kickoff and kickoff return and he’s like a quarterback of our punt return team. Having the versatility and general understanding and knowledge that he has is a huge asset for us."

The longer I've stewed on the Mafe structure, the worse it sits with me. Year 1 cap hit unnecessarily large, AGAIN. I called it cap malpractice with Tee last year

Trade: The Miami Dolphins are sending Minkah Fitzpatrick to the New York Jets in exchange for the 2026 seventh-round pick from the Chargers, per ESPN sources. The Jets will sign Fitzpatrick to a three-year, $40 million deal, per his agent Drew Rosenhaus.
