I went to one of those new hippy secular spiritual but not religious churches and the first thing they said was we've got questions but we don't give answers you gotta use your own discernment and find what parts resonate for you and all it did was highlight for me how much I long for a robust container to surrender into be it divine authority or a set of social norms evolved and field tested over generations I mean I'm happy to navigate by my own intelligence from time to time but mostly I just want to go along with what everyone around me is doing and trust that's gunna be wholesome

Just had an insane phone call with a principal at a brokerage house in a major metro. Apparently he just got pitched an AI solution that makes cold calls. Good associate makes 100+/day. This does 35k/10 min. They did a test run and it’s almost indistinguishable from a human.

1) Cost of capital It's difficult to compete with deals that are marketed broadly... I can't make sense of buying 5-6 caps, but REITs and large funds can due to lower cost of capital Cold calling allows you to be the market, instead of one of its participants
