Look, if our political leaders think that the right approach on housing affordability in Canada is a 30 year price stagnation and time for incomes to grow - let’s be explicit about that intention. If we want housing to be broadly affordable in the next 5-10 years, it means policy must be pursued with the intent that prices will fall. But if we are not willing to accept that, then let’s state it. Because we will need to be talking about different solutions for young people and renters who have become locked out of homeownership as a consequence. A policy of intentional ambiguity is probably the worst outcome, because it means we are not debating the right path forward.

@st_ottawa Yes, we should step up government home building to a pace not seen since the 1950s. That part of the plan is wonderful. But that alone won't be enough. We can't deliver on our goal to end the housing crisis if protecting sky-high housing prices is also a priority.

@BrandonBay Part 2 of the clip makes sense though. To get back into the business of building. Building co-ops and building cheap homes en mass à la victory homes is probably the way to go, but I defer to your expertise on that subject.

Unequivocally, housing prices are too high and must go down. Here in Ottawa, if we choose to "make sure the market is stable" and hold housing prices flat, it would take 17 years to even see 2016's prices again. We wouldn't see 2002's fairly-reasonable prices until 2061.

I cannot overstate this enough. Housing in places like Vancouver and Toronto cannot ever be affordable again without prices falling. If Toronto’s prices stagnated for the next *25 YEARS* in nominal dollars, we still wouldn’t return to affordability of 20 years ago relying just on income growth. Our political leaders, from @MarkJCarney and @fordnation to @gregorrobertson and @RobFlackEML need to be honest. If there is no intention to bring down housing prices through supply and tax reform, let’s accept the strategy is a long term price stagnation and figure out how to help people on the wrong side of this new economic/wealth divide.
