Home aren’t selling in Phoenix Arizona Buyers are interested, they’re signing contracts, putting the money down and then backing out of the purchase “They're walking away after doing the math and deciding the deal just isn't worth it. According to Redfin and the National Association of Realtors, contract cancellation rates hit multi-year highs in 2025 and have stayed elevated heading into 2026. Phoenix specifically came in at 18.8% canceled contracts as of December, 2025, meaning nearly one in five signed deals in the metro fell apart before closing” Here’s what’s going on: In Arizona, once a buyer signs a contract on a condo, the seller has to provide full HOA documents during the inspection period That's when buyers finally get to see the association's fees The median monthly condo fee hit $420 in 2025, according to realtor. com data, that's up 29% since 2019 (That’s a HUGE increase) Once they see this extra monthly cost, it’s too expensive and they back out

@chamath For me it feels like the opposite. Everything has been accelerated since all my coworkers are using agents to close the loop faster . I often find myself after working hours checking messages and triggering my agents on their next set of tasks

The winner in all of this AI token spend isn’t: 1. More revenue growth 2. Less OpEx It’s: 1. Leisure time - go home early, work on a side gig, play video games etc etc etc My suspicion is that people are using blower token budgets to do their job in less time. Not so more work in the same time. This may change but humans are not motivated to do more work and see upside accrue to a few. Take this to the bank as Wall Street starts demanding specific data about AI enhancements over these next 18 months.

Codex can now: 1. monitor your pull requests (there's more coming btw 👀) 2. add comments to the chat 3. auto create automations to babysit your pr this thing is quite literally insane you can tell the codex team actually builds with this app

Exactly why I do t trust doctors right out of medical school. Just because they learned a biochemical pathway they become naive and believe they know everything and the frontier learning stops . I at least know I don’t know everything . I did study biochemistry by the way . We still don’t know the totality of these pathways , we are complex systems and every individual is different.

So im arguing with you, whose basis for knowledge is he said/she said from 2 cardiologists who likely dumbed down their explanation to plainspeak and now you are regurgitating it. Id rather argue with the cardiologist than you. Do you know the mechanism by which plaque gets deposited? Do you know the outcomes of the prove-it trial, improve it trial, HPS trial,hope-3 trial, ascot- LLA trial etc? Do you understand the biochemical pathway for cholesterol synthesis?

talked to 3 cardiologists since this and im left with the obvious question: why isnt the entire population on statins? LDL cholesterol is cumulative damage and irreversible the lower it is the better (without threshold) it seems to be extremely positive EV for anyone?

I’m not going to pretend I know more about medicine than anyone. But I still retain critical thinking and have interviewed a few different cardiologist in my own personal journey. I’m a young guy and decided to get a blood draw because it’s always better to be on top of these things. From the draws I had elevated Apob . Cardiologist #1 I visited went straight to wanting to prescribe a static ( she was fresh out of medical school) . Cardiologists #2 who was more seasoned recommended getting plaque score first, if I had a score of 0 a statin would not be needed . This makes more sense to me , your lipid levels are a secondary indicator to the primary which is plaque then eventually calcification. I luckily have no plaque.

@Ankisucks @mert This is exactly why I make sure my doctors aren’t fresh out of med school . Continued education and experience is where the real learning starts

@mert Med student. Everyone with elevated cholesterol should be on statins. They decrease all cause mortality, have 50 years of robust data, and naysayers point out studies/research with very obvious errors

@nickbaumann_ Agreed , these seems like a big unlock . I’m curious though , does the thread always need to live inside a project? Allot of this type of work I need automations for are more generalized outside the scope of a single project

One of my favorite Codex App upgrades just dropped: thread automations. Ask Codex to check Slack, email, PRs, docs, whatever, and make sense of the noise. And then ask it to keep checking. Now you have a teammate thread watching your back :)

3/ Single threaded automations: Codex can now run same-thread automations that wake up later and proactively run things for you like a teammate. If you have something you want Codex to track for you, just ask! Here’s a simple example I use everyday that surfaces noteworthy Slack updates hourly for me.

Automations can now run in the same thread, so Codex can pick up where it left off, with the original context intact. It can schedule future work and wake up automatically to continue long-term tasks, from landing open PRs to following up on tasks or staying on top of fast-moving conversations.
