@chriswithans @jonofarcadia Take out the loan, and take out enough cg to stay in the 12% (0%) each year until it's paid off. If he makes 70k, he can take about 67k gain each year at 0%. So could take 130k out 3 years in a row

He and his wife both inherited the money that was the basis for their worth. And then just from putting it in index funds since Covid (2021), he would've increased it by around 80%. So it's not like he's an investment genius, and he even said himself that he "lucked into" the investment gains. But that also means he's on the hook for big-time capital gains unless he knows how to cash out just the low-performing assets.
His income by himself is very low for a mortgage. He just makes $70,000. Takes home about all that if his wife stays home though. Maybe she can do some sort of work from home job to help for a mortgage on $380,000. (It'll likely be over $400,000 all-in for a home in the Pittsburgh suburbs, I bet).

Someone called into the Dave Ramsey show asking if he should take out a mortgage on a first-time home when he already has $1.2 million in liquid investments.
Married guy with kids from Pittsburgh. Makes $70,000; wife makes $55,000 a year. Wife wants to stay home with the kids. Looking at a $350,000 to $380,000 home in Eastern Pennsylvania.
Both Dave and John Delony were insistent on paying cash for the new home. Caller would have to pay capital gains taxes on the investment sales (they inherited about $500,000 and grew it to $1.2 million) and would maybe lose out on the mortgage interest deduction. Caller seemed to know this too but Ramsey and John were adamant that he pay cash for the home to avoid having a mortgage.

I agree with this. Do think the shots rang out too quickly but can definitely see in a split second decision, that the agent feared that the vehicle could be coming for him.

Two unpopular opinions on the Minneapolis shooting: 1. The woman who died was at fault. She was acting erratically, inserted herself into a dangerous situation, and behaved in a way that put both herself and others at serious risk. 2. The ICE agent acted on instinct and fired too quickly. He should not have escalated to lethal force in that moment. We need full body cam footage to understand exactly what he perceived, but based on the video available, it does not appear his life was in immediate danger as the vehicle was moving away. The left is already calling this blatant murder. The right is already claiming the woman was trying to kill the agent. Neither narrative is accurate. The woman who died acted dangerously and recklessly, and the ICE agent drew and fired his weapon too fast. If both sides don’t pause the political posturing and focus on de-escalation, Minneapolis is headed toward another night of chaos just like George Floyd. ICE should temporarily pull back from the community, and leaders on the left need to clearly and forcefully call for calm and nonviolence. There’s almost no chance both of those things happen, which means this situation will likely get ugly and Minneapolis could burn again. I know this take won’t make me popular with either side but it’s just my initial thoughts on situation.
