@abandon8 Not necessarily.. take a rent roll .. you build it up but the income or profit margin can be as low 8% but the asset can grow by every new property at manage in fact is is 3-4 x the annual mgmt fee..

@cfellas70 If you can turn $10k into a $5m sale means the business is making good profits that would be paying good dividends. What was your risk? $10k…you’ve made an outstanding gain and need to pay tax on it

Aus Small Business Owners .. you royally roggered!! The founder. Now let’s talk about the scenario no one is discussing. You start a business from scratch. Minimal capital — call it $10,000 to get the doors open. You pay yourself below market rate for years. You absorb risk that no corporate employee ever absorbs. Ten years later you’ve built something real, and you sell it for $5 million. Under the old rules, your taxable gain is half of the $4.99 million nominal gain. Combined with $100,000 in ordinary income, your tax bill lands at approximately $1.16 million. Enormous — but proportionate to a decade of risk and sacrifice. Under the new system, the government’s inflation indexing adjusts your $10,000 cost base to $12,800 after ten years at 2.5% CPI. That’s their concession for a decade of inflation: $2,800. Against a $5 million exit. Your taxable gain is now $4.99 million, taxed at full marginal rates all the way up. Your bill: $2.34 million. That is an extra $1.17 million handed to the government — on money that was never a salary, never a bonus, never passive income. It was the return on a decade of concentrated personal risk.

@talkingcockatoo You would pay tax on the 100k you left in the business if treated as a loan .. so paying tax on funds you haven't received.. not really advised.

I wonder….. If you could set up a loan scheme between you and the “business” where the business defers payments to you for services rendered or something like that + interest at standard rates. E.g they’re on 200k but only take 100k. And the other 100k is paid back by a holding company. I don’t know

Millions of property investors are at risk of getting a bill for tens of thousands of dollars more in tax under the Treasurer’s capital gains shake-up – unless they act before July next year. Budget fallout: bit.ly/4un70Js

Removing the 50% CGT to all asset classes means the radical left will now start to understand it’s now a financial intelligence competition but… Zero head start. Good luck. #auspol

This could save you HUNDREDS of THOUSANDS 🤑 over time: REDRAW vs OFFSET A lot of Australians are confused right now about negative gearing changes. But the key issue may not be when you TURNED the property into an investment… it may be when you BOUGHT the property. If you owned the property before Budget night, there’s a strong argument it falls under grandfathering provisions, even if you lived in it first and rent it out later. But here’s the catch: Loan structure matters enormously. OFFSET accounts and REDRAW facilities are not treated the same way by the Tax Office. I am not giving you financial advice. It's important that you speak to an accountant or financial advisor. Please share this #realestateaustralia

I'm not big on social just do my thing quietly .. we have to spread the real picture .. on just how unfair this is.. as for what you do next depend la on your age .. if your over 40s only 1 structure works that super .. if under 40 you would use company structure for investing .. trusts are dead !!!

Australians ....The 50% CGT discount wasn't generosity. It was an acknowledgment that some of your "gain" is just inflation. The new system removes it — and gives you $2,800 back on a $5M business exit. That's the trade. Worth reading before July 2027.
