The changes the Howard Government made in 1999 to Capital Gains Tax were supposed to boost investment in the share market. Instead, they turbo-charged property as an investment vehicle. And that fundamentally altered the equation for first home buyers – and for young Australians. Since 1999, house prices have risen by over 400%. More than twice as fast as average incomes. And in the same period, home ownership rates for Australians aged between 25 and 34 fell by 7% points. It is no wonder that more and more young people – and indeed their parents and grandparents - have been worrying they will never own a home. That feeling of having the deck stacked against you is only magnified when young Australians turn up to an auction and get outbid by property investors being given a leg up from the tax system. Our reforms to negative gearing and capital gains tax remove these distortions. Bringing more first home buyers back into the market.

Oh my god, national asking rents are up by 6.8% year on year....
Oh they were up by 7.3% year on year in the April SQM Rental Report.

@NoelWhittaker I imagine it's because it's a shared gain/loss scheme with the govt, and when you don't treat your home as an investment, but a place to live, the value of your house doesn't matter.

@Potstirrer111 @MarkoMatvikov It will probably end up in the middle, because rents can't increase infinitely. But I expected that some investors will vacate the market from this point onwards, resulting in more FHB's getting a foothold, and more existing properties being sold for PPOR

@Potstirrer111 @MarkoMatvikov Whilst there is an element of supply and demand. People always seem to miss a key part of the market is speculation. Because of the changes, the ROI needed on an IP now has increased somewhere between 1-2% yield. Of which rent will need to increase or price will need to fall.

Despite a horrible federal budget, there’s a major tax debate taking shape.
Labor is making big changes - not necessarily for the better and nowhere near enough, but more than we’re used to from the major parties.
The Greens have had success raising gas export tax into a major political issue and garnering broad support for some sort of reform.
The Liberals are talking about indexing income tax cuts - a desperately needed structural reform that’s been off the table for decades.
And now One Nation is proposing a hybrid public-private gas policy that more closely resembles Norway’s than the United States’.
I hope all of this is just the tip of a major tax reform iceberg.
Strong competition drives better outcomes - and for the first time in a long time, it looks like we’re starting to get it.

You and your team start, and work in, a business. You put $250k in to get it to break-even. After a decade of blood, sweat and tears, your business is worth say $5 million. Under Labor's proposal to effectively double capital gains tax by indexing it to inflation, you would see a 96% increase in the tax you would otherwise pay today. You would pay more tax in Australia than if you set up *three* of these $250k businesses in Canada, NZ and the UK, and them sold them for $15m in total. And we were told by the government more than 50 times before the election that they would not touch CGT or negative gearing.
