Chciago has done a phenomenal job of limiting supply and stoking rent growth...however this same lack of supply coupled with a eroding tax base means higher taxe RaTeS. Most sane municipalities would cut expenses and try to create a business friendly environment to grow revenue..then there are progressives..hostile to any of that. Outcome? Debt ridden government and a city that cannot do big things anymore as it struggles to service debt. rejournals.com/tight-vacancy-…

I love it when the economics of international policies are so in your face clear..but you have to be intentionally obtuse to ignore them..the rent control issue can be seen at a state level in the USA too. With the blue states embracing it, like New York for example...and red states like Florida or Texas rejecting it. And the consequences of higher cost of living that follow..like in New York City vs Miami/Austin. People amaze me, in a bad way sometimes.
Cato Institute@CatoInstitute

Spain froze rents and capped increases at 2%, but rent control is already cutting supply by up to 50% and not improving conditions for renters. Spain should follow Argentina, which ended rent control in 2023 and has seen housing supply rise 180%, reports Cato’s @hiperfalcon. ow.ly/k7Mx50YztmZ

Piss people off? Guy you are literally arguing for things you know don't solve the problem...in fact, make it worse...which is what usually happens when governance of market efficiency kicks in. Seeing progressive types highlight this kind of post..with some being able to see downstream..and others willfully blind to it...and still others who are legit blind to it. You should know better (and probably do).

@chilandlord you can build more AND not create eBay-style bidding markets for rent. this is how you piss people off and invite the regulation you’re complaining about. also the unfollow button is right there buddy ⬆️

At this point I am reposting the "idiot progressive" treat the symptom, not the disease posts...as I see them..remember not big picture thinkers here. Build more...micro manage housing providers less...this would go away if you did that...and reduce costs. Look at Austin Tx.

yah this should be illegal

Here is another example of someone posting self righteousness...attacking the symptoms (bidding for a apartment) & not the source (prohibitive building practices) My only question is are they aware of what they are doing..and do so anyway? Progressive = treat symptoms not cure.
shakeia@curlyfro

i just heard about this last night from a friend who is also apartment hunting. he found an apartment he loved but the owner is having an open house to invite people to bid so he just didn’t apply. this is ridiculous. it’s hard enough to find housing. greed is so gross.

@LeighGiangreco Why? Because building housing easily has been banned instead in Chicago. Otherwise, this would not even be a thing..get focused on the real problems not the symptoms.

Alder Hadden feels the need to close up her office? How strong is her commitment to her neighborhood? If I recall 🤔..Didn't @RaymondALopez have several instances of being threatened AND actually vandalized? Alderman did you ever close your office? @WGNNews

As a former progressive, this is absolutely accurate and caused me endless frustration with my co-partisans. They fundamentally don’t care if their ideas work. They hardly even have a concept of ideas working. Their entire evaluation function is based on social perception and emotionalism which is, in fact, profoundly selfish and unvirtuous. If you care more about feeling like/being seen as good than you do about results, you’re a selfish parasite. Hardly exclusive to the left, but it defines the leftist project in a way it doesn’t define any other political faction.

@edwest After a decade in the public sector I still find this one of the most replicable observations ever made.

The city of Chicago should not be about building things but getting out of they way of builders. The 49th ward alder is a prime example..years of micro management to develop a lot a specific way that the private market would have already built if allowed. These people cause housing to become more expensive through scarcity..other cities enable builders..and prices come down. Period..end of story. Vote Yimby.
Jeff Orr@JeffO773

The lot is still vacant, rents are going up, Chicago is not building because aldermen get in the way

Aside from the obvious downturn in tax revenue this will trigger...we will have dumb progressive talking heads post whataboutism and excuses to obfuscate the impact of these very real financial situations Add to it our elevated borrowing cost by weak and inept leadership. Taxpayers and renters..get ready...your about to get hit...hard.

Ouch... Long term borrowing rates for Chicago are now at 5-year highs, approaching 6%. It's not just a rising benchmark rates story, as credit spreads vs AAA municipals are rising. Borrowing near these rates would be punishing to taxpayers. We need to cut costs and grow economy.
