I would commend to you New Path Pregnancy Resource Centers (Marysville & Bellefontaine, Ohio), for your consideration. They are excellent stewards of donations received. Don't take my word for it. @mattvanswol A friend of mine donated to an orphanage for over a decade and one day he stopped by to check on the orphans. What he found was a room full of people working the phones for donations and zero kids. Not even one kid for show. Zero.

I hate to say it… But I’m struggling to be generous after all the fraud we’ve seen. There’s so few charities I trust now. I do a deep dive on a homeless charity… oh look, my tax dollars are funding that and it’s run by a Trump-hating Leftist. A Christian charity? Oh look, they’re helping illegal aliens. An education nonprofit? Oh look, it’s getting money from Left-wing political groups to send in Democrat activists to give lectures on LGBTQ oppression. Even my TAX DOLLARS I know are being used to fund some BS non-profit that probably has me on a list somewhere as an extremist and is actively trying to cancel me. It’s hard to be generous when I’m already being generously stolen from in taxes and when even the nonprofits aren’t actually solving the problems they reportedly exist to solve.

I’ve spent a decade telling people to do what I do: "Buy and Hold." Now I've decided to list my entire real estate portfolio for sale and walk away. It started slow. The bills, the maintenance, the tax increases... but the final straw was when I tried to develop an ADU to do exactly what the city of LA claims it wants investors like me to do: Create more housing. You'd think they'd make it easier, but after two delayed inspections, a sewer pipe replacement that needed 75 days advance notice, and a city-owned tree that became my responsibility, I'd had enough. The identity of being a real-estate guy is very hard to walk away from, trust me. For a long time, I stayed just because real estate was my "thing." It’s how I started. It’s what I’m known for. It led to every good thing in my life. But that blinded me to the fact that just because something served me in the past, it doesn't mean things haven't changed in the present. The reality of 2026 finally stripped the emotion away. My LA rentals are netting about 4-5% after the constant background noise of taxes, insurance spikes, and repairs. Meanwhile, a risk-free Treasury pays 5%. The trade-off just doesn't make sense any more. I’m reallocating to a liquid portfolio that actually lets me focus on the work I love. I published a deep dive on my Substack about the ADU nightmare that broke my patience, the exact numbers behind the exit, and where I’m moving the money next to buy back my sanity. Utah is facing some real challenges right now. I'm not a member of the LDS, and I don't pretend to be. I see myself more as a sojourner in the Biblical sense... someone not born into the culture, but someone who has come to appreciate it deeply. From the outside, it's hard not to recognize what the LDS community has built. It is American: strong families, faith-centered living that's increasingly rare. My approach to Utah is simple. I try to live by the spirit of Mark 9:38–40. We may come from different backgrounds, but we can still stand together in our shared commitment to Jesus Christ. That also means being mindful of influences and agendas that pull us away from that foundation. And that includes @mormonweg .

I once was a bookkeeper for a church. We got a new Pastor and he was very arrogant. I remember that I handled the confidential tithes and offerings of the parishioners, and he wanted to see them. I told him no. I told him that wasn't any of his business, and as a pastor he should know that. Then he started bringing in friends to speak on Sundays. Love offerings were collected, and on Monday morning, he would ask me how much had been collected. Let's say it was $1459.00. He would tell me to round that up. So, I would say, okay, $1500? He would say no, give them $2000. I fought him. Things got ugly. He started pounding his fist on the desk, telling me that the buck stopped with him. I yelled right back, and I told him that I treated that checkbook as if it were God's checkbook and I wasn't writing another check from it. I quit on the spot. Pastors and churches need to be held accountable. Their financials should be completely public.

This is massive. I just took out a mortgage using bitcoin as collateral (not from Coinbase, though I love to see them roll this out) and I can’t tell you how much of a relief it was for me and my wife. These products are going to be insanely popular. Not priced in.

Here's what changed: 41% of American families fail to buy a home because they can't scrape together the cash for a down payment. Not because they're broke. Because their wealth is locked in assets they'd have to sell, triggering capital gains, paperwork, and a tax bill that eats the down payment itself. Bitcoiners know this trap better than anyone. You're sitting on life-changing wealth and the system punishes you for trying to use it. This product eliminates that wall. Pledge BTC or USDC as collateral, receive a loan for the down payment, keep your Bitcoin, pay no capital gains. Rate is 0.5 to 1.5 points above standard depending on borrower profile. The key detail: no margin calls. No collateral top-ups. If Bitcoin drops in value, the mortgage terms remain unchanged and no additional collateral is required. A government-sponsored enterprise formally underwriting Bitcoin-collateralized debt means the U.S. housing system no longer views Bitcoin as speculation. It views it as wealth. That's a classification shift that took 15 years to happen and will be impossible to reverse.
