Im so frustrated by people complaining about $400/hr contractor rates.
It costs me $200+ in overhead just to get a tech to your door. If I charge $400 for a capacitor you found on Amazon for $60, remember, I paid $200 in gas, insurance, payroll for the nice lady you spoke with on the phone, vehicle maintenance, uniforms, rent and much more. And that doesnt include the techs pay! If i pay him $50 to run your call, I have $310 (including the part) in that $400 invoice.

The 4 weeks of labor (which he should be pricing in himself in order to remain profitable) alone is 70% of his final price.

Stay with real estate flipping - and poor bathroom redesigns/ remodels. That’s an insult to any skilled trade and your materials costs are almost that, materials disposal, and a limited amount of labor during the demolition. If you keep everything the same and replace the toilet and sink (same vanity) and some painting / caulking. but the moment you open up the shower or the floor and rearrange piping / electrical and start to replace those large elements - the labor and time goes up quickly
