@Alleninvests Of course. ETFs like $VOO should be ~70-80% of your portfolio, unless you are a professional. Otherwise you’ll likely end up with lower gains with much bigger stress and effort.

I own individual stocks. I enjoy learning and investing in individual companies. But I still believe most people would outperform themselves by just buying $VOO consistently. Ego can destroy portfolios just as fast as bad companies can.

@TheDrugMoney No city in the world can beat Rome. Venice is the second one, but still can’t reach that beauty imo. When you walk in Rome, you feel history and, as an italian, the past of my ancestors.

@b_co_co House prices have always gotten higher historically. If the price drops, something happened in that area (same as a bad stock). Rates on mortgages in Italy are ~3%, not that elevated. Tenant is a risk, but you can always be in the b&b business. I agree only on flexibility.

@darthwealth_ Because of: 80% mortgage means debt is sensitive to rate hikes and price drops. Low flexibility No tenant - you still pay the mortgage. Repairs, taxes, insurance reduce real returns. Low liquidity And 7–8% is probably before expenses and taxes.
