Here are the renderings of the proposed development for the North Point Mall area (Alpharetta).
Proposal includes 20k seat NHL arena, 2k seat community hockey rink, 4k seat music hall, movie theater, 750k sq ft of office, parks and public trail space. A hotel as well.

I would argue that, if they win the NHL bid and construction begins, leasing that office space won't be a problem.

Atlanta Spirit bought the team because they had to in order to get the Hawks and arena, and immediately started trying to sell the Thrashers. It had nothing to do with fan support, and everything to do with malicious ownership.
