My 15 year old and I are on the way to Waco to run a 31 mile ultra we haven’t trained for. My car is driving me so I can load up on carbs. My son’s longest run is 8 miles and my last run was 4 miles, 7 months ago. If it were a 31 mile hike with some running mixed in no one would look twice. That’s basically what this is tbh. Ultras aren’t about running fast. They’re about running as slowly as you can bear for as long as you can. It’s frog in boiling water pain. Very gradual. What’s the bigger risk: an injury, or going 80 years without ever realizing your potential? You can literally just do things. (This is the best running song in the world btw. That + Coke will carry me).

I just signed up for an ultramarathon on January 3rd and I haven’t been in worse shape for 7 years. My last run was only 4 miles, back in June. I am completely out of shape any way you look at it. So why do it? My 15 year old runs cross country and I’m paying him $300 to do it with me. He didn’t want to at all, but now he’s excited. His longest run is 8 miles and he’s in great shape. The risk of him not discovering his true potential is both much greater and much more damaging than the risk of physical injury. Half the battle is managing your calories and electrolytes and being willing to walk if needs’ be. I’ll help him with those parts. I’ve run 14 ultras but my last was over 3 years ago. We’ll see if my body remembers! It may take me all day, but I’m not dropping out. I’ll follow up in a week with my results. Or come join me in Waco and you can watch the dumpster fire for yourself. 🤣

Why do commercial brokers get paid their commission on the full lease at move-in, rather than getting paid over time, as the tenant actually pays rent? Feels like it would be fairer for them to bear the risk of default alongside the landlord, no?

@moseskagan The way it is makes sense. A leasing broker is a contractor hired to do a transaction. If you want to make brokers equity or profit sharing partners, bring your leasing in house. There are so many issues with paying brokers over time I don't want to type out.

@ericatuw Not trying to be difficult, I promise Just feels to me like the arrangement ought to be that the broker gets commissioned on bringing a tenant who honors the lease, to the extent the tenant honors the lease. This would align everyone's interest.

@moseskagan I promise you don't want to pay agents monthly. Imagine the bookkeeping on both sides once you have dozens or hundreds of tenants.

@moseskagan It's a transaction and as others pointed out, the job of the broker is to land a tenant and when it's done they get paid. Usually we get paid 50/50 execution/commencement and on really long leases might get paid partially after no default for awhile.

@adamcarolla Ace, I know you have it much worse, but after completing my 2025 1040, I paid >$600/day in federal taxes last year. Enough to eat breakfast, lunch and dinner at Michelin restaurants every day. I never eat at Michelin restaurants. I about threw up all over the floor.

Claude is awesome. I was able to create a tool to scrape Zillow for rental listings that are sitting for certain amount of the days and then pull owner records with mailing addresses to auto populate a google sheet daily. Which I then use to send targeted mailers to owners to try to win their property management business here in Bend because our average lease time is 6 days. I trying figure many more tools to create to create a technologically advanced PM business.
