@4score__7 @theficouple There are a lot less of those than you might think. What has broken our housing market is hedge funds buying huge amounts of single family homes to rent out. Paying over asking price to ensure they get the house which drives up housing prices even further.

@theficouple Not really worried too much about those who are aging in place. It’s the multi-home “investors” who have gobbled up all the inventory for their “portfolios”. THAT is what is broken in our housing market.

Baby boomers aren't selling their homes & why would they? They paid $120,000 for a home 25+ years ago, owe $0 & have $550k+ of equity. "Downsizing" means they'd need to buy something for $450k + take on a 6.5% loan. ...Many won't move & this will keep inventory low.

In theory that makes it 20 percent stronger. In practice they are weaker because they also changed the steel alloy for cost savings. Again, you just can’t tell.

@rednecknerd123 @harsimranbansal @paleonormie Actually, cars newer than about 5 years old mostly will never come close to 200k miles without serious repair. You can thank government mpg requirements. Smaller and smaller engines with more turbo psi and 10 speed transmissions are killing longevity.
