So guys, something funny happened on the streets of Ibadan yesterday.😂😂 My marketing team and I went into the street to shoot content and asked funny and tricky questions about land. The funniest one we asked was, "How many plots do you think $20 can get you?" And this woman said, "Ahh, plotsss ko ooo, " at least oh ma ra bi 10-20 acres😭... I wan burst laugh😭😂 What do you mean by $20 will get you 10 acres??😭😂😂 My goodness, so many people don't understand the value of dollars.

I’m currently in Viet Nam and rumours on the street is they have almost run out of fuel. 40% increase in price overnight. They asked China to lend them jet fuel and they’ve said no.

@jonbrooks I have never met a single person who makes $100k or more. I know people who manage 50+ employees and work 12-14 hours a day and still do not make that much.

@jonbrooks the 100k number is almost meaningless in hcol areas. 100k in san francisco is middle class. 100k in kansas is comfortable. location matters more than the headline

Young RE Guys: Please stop romanticizing institutional-sized multifamily real estate and "going big". Once you start looking at deals around 100 units or so, margins get tighter and tighter. Owners are savvier. 99% of them aren't going to sell to you off-market because you can "close fast with cash". They're not in the business of taking a 25% haircut to save on the "hassle from listing with a broker". There's something to be said for sticking to the 20-60 unit space. There is a lot more upside in those little deals where older owners have no scale, no systems, and no efficiency. A fair price to them might be an exceptional basis for you given your knowledge of how to more efficiently add value and manage those smaller properties.
