They have only built 5500 units. Which means (at 170B collections) each house is over 30m. Total Waste of money as was predicted. Subsidize the cost of cement and steel and people will build their own houses at far cheaper rates. That's the true path to sustainable housing.

Housing Dream, Budget Nightmare: Government says it requires nearly Sh400 billion annually to sustain the affordable housing programme. Warns that current housing levy collections are insufficient to meet the country’s housing targets. #NTVTonight @Ben_Kitili

Folks, I took sides against Affordable Housing policy early. @NationAfrica today confirms that policy was sold on lies. Select contractors are making returns several times above market rates. But there was a time when blowhards thought KK could do no wrong. Or did not care. 👇

Folks, I have received this statement intended to clarify that newspaper report implying that contractors had margins of 30%. I include it here in the quest for fairness but I will review the full report and make my own comments again. x.com/IEAKwame/statu…

@moneyacademyKE What is the normal rate for a contractors profit in a construction project? And when they say 30% is it net or gross? Coz it's in public knowledge that affordable housing award rates is on the lower percentile of market prices.

Contractors under the affordable housing programme are set to earn about Sh86 billion in profits from houses valued at about Sh286 billion. This means for every Sh100 collected from workers through the housing levy, about Sh30 is going to contractors as profit.

ICEA lion pension scheme gave a return of 12.25% for 2025 which is quite decent. What is even better is that any contributions below 360,000 a year (30,000 a month ) are tax free. Guys please prepare for retirement

In Nairobi, the problem is weak enforcement, when authorities don’t take laws seriously, citizens end up breaking them left, right, and center. If enforcement was consistent, revenue collection would likely double. Unfortunately, @SakajaJohnson lacks a clear strategy on how to effectively govern the city.

@stevemuema @kenyasgossips But again, for a requirements you need to provide the support to ensure a relatively easier way to mitigate the risk. What have they done than to fine especially with available tech. to mitigate this challenge, it gives the impression like fines are one of the revenue source

@fynbyme @kenyasgossips Absolutely. Unfortunately, in Kenya we’ve normalized breaking the law and living in a disorderly environment.

@stevemuema @kenyasgossips No. that is not how a city should be managed, it should be a culture not a rule. i'd argue, they should provide tire bath at the entrance or as you exit construction site. btw it feels colonial

That’s how a city should be managed. Along Thika Road, between Safaripark and TRM, there’s a major church and an affordable housing project for the military. Every time the tipper trucks leave the site, they spill soil all over the road, creating a mess and safety hazard. @KeNHAKenya they don't bother.

@ernest_nyakundi Tbh, this habit is bad for the construction industry and at the end it's the construction contractor ecosystem that gets the hit Also, remember the current construction law jurisprudence, was primarily due to misuse of contract provisions. In short our work is to build not claim

A contractor wins a project with the lowest bid. 6 months later… He’s on track to make more money than the highest bidder. No upgrades. No extra work. No variations. So where is the money coming from? Here's how the sharp boys of the construction industry move. A thread 🧵
