I analysed the 2023 local election results - this is a real thing: ⬇️Every position lower on the ballot within your party costs you ~1.2 percentage points of vote share. ⬆️Being an incumbent is worth ~1.7 percentage points, so being 2nd instead of 1st wipes out 70% of the incumbancy advantage. 🚻The effect hits men and women equally (Worth noting “Jeffery” is fairly high up the alphabet. @ceritheviking There's also office space in the building, so that would bring the per unit price lower. But hard to calculate the value of that in the overall deal (based on the limited info in the article) .

This works out at 375 k an apartment if the apartments are ready to go. If the council have to convert the office buildings too as well as the other investment they mention this is a pricey old project for 78 units 🤔

On 16/10 our Chair @BuffyWills led the Senedd debate on the Committee's education reforms interim report. The Chair focused on the new ALN system, noting the reduction of 44% of children identified as having SEN/ALN since the rollout of the ALN reforms began.
