I just bought a 1978 Ford LTD for almost nothing from my wife’s grandfather, who just wanted to be rid of it. It’s only got 7k original miles on it and has been garage kept its entire life. It runs like it came off the lot. I have no idea what I’m going to do with it.

Except a 650k house in Dallas rents for $3000 a month So now put the extra $2000 in the stock market each month for 30 years Thats $720,000 total, and with compound interest and historical returns, you’re at 3.9 million Subtract the 30 years of rent assuming typical increases, and you still come out way ahead

One day, my teenage nephew was at my house and said he needed a job. I pointed at this huge magnolia tree and said “look…75 magnolia leaves go for about $10 at pet stores.” Pick em up, bag ‘em, sell them on EBay for less. There is great abundance in this world for those looking for it.

In the early Lonestar days, (I was 19) I was basically broke. One day I heard Opryland Hotel was throwing out their used carpet, so I rented a U-Haul, loaded up 1k yards, ran an ad in the paper, and sold it for $4 a yard in one day:) Richie McDonald just sent me this video🤣

@ThrillaRilla369 Absolutely! And I remember the Texas blue laws where if you had to go to the grocery store and the grocery store sold beer and wine, or kids toys, all those aisles were roped off. The only thing you could buy if you absolutely had to, was food.

A few things wrong. The average agent sells 1.5 house a year. Only 5% of the agents make a living doing it. On a $300,000 home, that is a $9000 commission, and probably 20% goes to the broker. So say 7000 left. So 7000×1.5 is about $10,000 a year. That’s what the actual average real estate agent makes. Don’t take my word for it. Do your research next time. Are there agents making millions of dollars a year in commissions? Yes. And they earn every penny. Some of them work 20 hours a day. And then they pay taxes and expenses and billboards, and then what?

real estate agents make $2,000 an hour and nobody questions it heres what they actually do to sell your $400,000 house: - list it on a website (20 minutes) - take photos or pay someone to (1 hour) - copy-paste a description from their last listing (15 minutes) - schedule viewings you host yourself half the time (2-3 hours) - forward offers to you via email (5 minutes each) - sit in the closing meeting (1-2 hours) 12 hours of work $24,000 commission a brain surgeon makes $250/hour a top lawyer makes $500/hour your estate agent makes $2,000/hour to unlock your front door and forward your emails "but they bring buyers" no the buyer found your house scrolling zillow on their toilet at 11pm your agent didnt find them the algorithm did rightmove brings buyers redfin brings buyers zillow brings buyers your agent brings a lockbox "but they negotiate a higher price" they dont they get you the market price then subtract 6% from it you paid someone $24,000 to make you poorer than if youd sold it yourself "but the paperwork is complicated" its a PDF a real estate attorney handles every legal document for $1,000 flat thats the entire job your agent charges $24,000 for forwarding a PDF you couldve downloaded yourself the entire industry runs on one thing: fear youre terrified youll make a mistake on the biggest transaction of your life and theyre trained to weaponise that in the listing appointment "you dont want to leave money on the table" "ive seen people lose thousands doing this alone" fear is their only product not expertise not connections not negotiation fear $70 billion a year in commissions built on the idea that youre too stupid to sell something you own the average agent sells 4-5 houses per year 4 sales × $24,000 = $96,000 for 50 hours of actual work while you spend 2,000 hours at a desk earning the same amount next time an agent slides you a 6% contract just remember: you own the house the website finds the buyer a lawyer does the paperwork the only thing left for the agent to do is collect $24,000 for watching it happen

Haha, love this. As a recovered donut addict, I can really appreciate this! No processed sugar, no added sugar, no wheat, no alcohol, no dairy, (except a glass of wine on my birthday)…. Last summer I transformed myself on a 3-month “living in an RV up-north”) experiment. Daily swimming and yoga at Lifetime in Beachwood. Friends didn’t recognize me when I got back home. 😂 After my “reset,” I now allow myself some indulgences, but not a daily sugar fix. Still have a ways to go. 💪🏼

I don’t take any workout supplements. But I sweat a lot. So I’ll add LMNT to my water. I’m an orthopedic nightmare. 2 torn rotator cuffs. 2 herniated discs. 2 replaced hips. And more. Thank you rugby and basketball. I started this class 3 years ago. It was a slow start. ngl. Particularly running on the treadmill. It hurt. 2 things were critical. 1. When I changed my shoes to the ANTA c202 , they are super cushioned which was a huge difference. It made running a little bouncier which allowed me to speed up and actually improve my form. Found them when kyrie did a deal with them. amzn.to/4kyHPPI 2. When I worked out when I was younger, I competed with everyone else. I’m competitive to a fault. In everything. Now I just compete with myself and it’s actually easier to make gains. If I add a point or speed up or whatever I’m smiling to myself all day long. I went from treadmill running at 15m mile, L4 to L5 to L6 to now moving to L7. I won’t stop there. From not being able to box jump 20” to 24 and hopefully I can get to 30. Etc etc. With weights, started with much lower weights and try to bump up when I think I’m ready. If it hurts. I stop. I have limits in things I can’t do that kill my shoulders. So I do a lot of close grip bench, about 175lbs and slowly creeping up. Close grip bar curls. prison curls. And much lower weight with barbells. No burpees. It takes time, but it’s worth it. Of course diet makes a big difference. I write down everything in @MyFitnessPal. As I got older I had to reduce my calories and pay attention to where I get my nutrients. Our bodies are far less forgiving as we get older. You have to figure out the mix of food and nutrients that work for you. Food is medicine. The other breakthrough for me was stretching. I’m fortunate I can hire someone to beat me up and get me realigned. It’s painful but worth it. And I literally will do yoga classes from YouTube. With my shoulders, downward dogs hurt. I’m not going to not do them in a yoga class. So I do yoga in front of an iPad 🤷🏼‍♂️ Now I just have to keep it up for the next 30 years !
