A few things I've learned over the years with these type of contracts. 1) Landlords HIGHLY value certainty 2) Keeping it as simple as possible is key It's so easy to change the variables in these type of flex rents. You sit down in front of your computer with a cup of coffee and start to think, "what if I tweaked X a bit and bumped up Y....that will be perfect". You've come up with something that would be "impossible to turn down"! You communicate this "awesome" structure with your landlord, their eyes quickly gloss over, and you've lost any chance at implementing some sort of a flexible rent. Keep it simple.

Corn rootworm beetles (RW) and red headed flea beetles are active in corn now. Both, but RW in particular, may feed on silks. It's still early in RW emergence here. Try to avoid panic unless the field is not pollinated and silks 1/2 inch or less.
