@invert_audio @nearlylegal @WhichUK I think you have misunderstood. I wouldn’t expect any lender to lend without an EWS but only where an EWS is required (6storeys/18m). The predominant issues appear to be managing agents and housing associations unable to procure the EWS. What’s your situation?

@invert_audio @nearlylegal @WhichUK Yes, we have completions pretty much every single day of the week such is the scale of the portfolio. There isn’t a wider issue as the majority of the apartment market would be frozen if EWS was applied sub 18m

@LandmarkInvsGrp @nearlylegal @WhichUK My current mortgage provider won’t allow a change of mortgage type without the #EWS1 and two mortgage advisors couldn’t find a lender for our buyers. National media are publishing evidence of this stalemate later this week.

@invert_audio @nearlylegal @WhichUK I presume the HA are your freeholder? We do see all too regular examples of their inabilities to manage freeholder responsibilities, despite them insisting on controlling. I would also refute your “every lender is requiring” as that’s simply not the case

@invert_audio @nearlylegal @WhichUK We have only seen very isolated examples across our 20,000+ unit portfolio and have worked to educate lenders. Lenders are often prone to overreacting to protect their interests although are open to professional freeholder guidance where offered

@invert_audio @nearlylegal @WhichUK Good Morning, first EWS doesn’t apply under 18m (unless very close to 18m) so asking for one where not required appears the error. We have experienced issues where RMCs and their agents are unable to access experts so have stepped in to provide the support required
