Sebi notified the Small and Medium (SM) REITs regulations yesterday. 1) Both residential AND commercial REITs allowed. 2) Only in completed & revenue generating properties. 3) Minimum ticket size of Rs 10 lakh 4) How it works - you buy REIT units - money goes to SPV - SPV buys real estate 5) Minimum REIT size of 50 cr (this can be a single building or even floor of a building). Max 500 cr 6) REIT can take max 49% leverage. 7) Sponsor has to put 5% if no leverage, 15% is there is leverage. Skin in the game gets reduced after 5 years. BKC is the undisputed central business hub of Mumbai. Nariman Point lost that position long ago. It will need to reinvent itself for regaining it's relevance. It won't be easy but it can be done.

@ganraja To assume someone who’s been exposed to the highest levels of business & ethical conduct misses out on the impropriety in speaking with a hedge fund manager about a company immediately after the co’s board meeting is being a bit naive, IMHO. Would suggest this book on the subject

Have heard this from many who knew him and worked with him. The common refrain has been: he would not have done anything wrong with bad intent, at worst, he committed a mistake and wasnt smart about picking his friends.

A friend of mine bot an apt for 100 in 2021 Took a 30 yr home loan of 50. He was lucky to catch a huge wave in the local market and the apartment is maybe 180 now. He is already up 3x or more on his capital. Rent vs Buy ? Was his decision good or plain lucky? My own view is leveraging in home loan if your income visibility is there SHOULD BE DONE

Current norms allow sponsors to declassify after 3yrs as long as the unitholding of sponsor & its associates stands at below 10%. However, there is no rule mandating the induction of a #Sponsor in place of the exiting sponsor #REITS
