The Philippines had 80,000 units of unsold condos as of end-2025, mostly in Metro Manila. That’s the equivalent of between 80 and 120 entire buildings standing empty without owners. That doesn’t take into account the thousands of condos that will likely be returned by new buyers who decide to cut their losses while paying for the initial downpayment usually spread over 24 to 48 months. That’s another 60k to 80k or so units at risk that haven’t yet been taken off developers’ books and paid off either by buyers or banks through mortgages. And with banks now tightening lending standards in light of BSP’s rate hike, buyers unable to avail of loans will have little choice but to let go of their downpayment. Much of this hinges on how long the energy crisis from the Iran War will last, and how much worse the impact will be on prices of goods in the Philippines. We are far from seeing light at the end of the tunnel.
