UPDATE: we signed contracts with our “custom home customers” on a home similar to this today 👊🏽 It’ll officially be the narrowest single family home we’ve ever built in 26 years…29 feet wide! One other first on this one that we’ll post about once we get going. Very unique!

Meeting with a potential custom home customer (say that 5 times fast 😂) today to build a really long a narrow home on a lot they own…like 29’ wide x 63’ deep. Interesting concept. I absolutely hate customs, but this is someone we’ve built for before & it’d be more like a spec.

Old school sellers love when tenants pay cash so they can lie to the irs. However they rarely understand that because they collect cash and have no record of payments, their property is worth way less than it should be when they try and sell it

Some added clarity: NFL RedZone is seven hours — 420 minutes. Over that time, viewers will be served 1-2 total minutes of ads in :15 increments. This comes out to anywhere between 0.25% - 0.5% of the total time, considerably less than other sports/entertainment programs.

Carlos Reyes broke it down as: 43 leads for 1 contract. $35 cost per lead. $1500 cost per contract This was with $5.50/hour cold callers, calling 10,000 records per month. Records costing $.07 per, and buying 50,000 records a month. Monthly payroll of $4950. Approximately $6k/month, to generate 4 deals a month with average size of $21k. $80k+ a month and $1 million a year.

New law just passed in TX against cold calling/SMS marketing which applies to B2C even if offering to purchase a house They want a $200 annual registration fee and a $10,000 bond for anyone doing B2C marketing using those channels 😳

You can join a group on Facebook and get a 10-15% off at Home Depot, and then do Plan Room on bigger projects to get more. ABC Supply was like $1m+ spend to get better pricing and they take you on a trip. If you buy everything at once ($50-100k+) I could see them giving out a discount.
