Surely you figure out what your home is worth (at different times: X for a fire-sale today, Y in an auction next month, Z if you're prepared to wait 6-12 months) before you list it? If you don't you're an idiot.

@danielgothits My sister bought her (UK) house by offering about 50% under asking on a house that had been unsold for a couple of years. It isn't unethical. It is just business. If the seller wants to sell at that moment at that price, that's up to them.
