Purchased: $690,000 Stamp: $36,470 Fees: $2,070 Expert property advocate (I worked interstate) $11,000 Total: $739,500 Deposit: $150,000 Loan: $580,000 Lenders mortgage insurance: $8,000ish. Interest: 3.8% Annual interest: $22,000 Rental income: $21,890 Plus the annual expenses: Council rates: $2400 Land Tax: $945 Agent fees: $1,440 Leasing: $1,450 Elec and gas: $700 Insurance $1,200 Mortgage fee: $395 Maintenance: $500 Total -$9,030 Annual loss -$9,140 After negative gear: -$6,398 Now Fast forward to 2023 Interest rate jumps from 3.8% to 6.2% Loan: $550,000 Interest: $34,000 Rent did not change because they built 20,000 student / apartments in Footsday. Rent: $21,850 All expenses are up about 20% Total expenses: -$10,850 Total loss: -$23,000 After gearing: -$16,100 2024 sold property for $830,000 Agent commission $15,000 $815,000 left over. 8 years worth of expenses. In the 8 years, 10 months with no tenants so the income is less than reported. Leasing / advertising fees every time it was vacant. 4 months where the tenant didn't pay rent. Accountant did the numbers: In pocket sale $815,000 Total owing $739,500 Plus all the expenses and losses $30,000 $815,000 - $739,500 - $30,000 = $46,000 profit or $5,700 per year. Initial deposit $150,000 3.8% return per year.... In 2016, same time buying into Bitcoin would be 88 coins. Today, the $150,000 deposit would be worth $13,235,500 AUD Or bought every single person in my family a debt free home. In that 8 years, I was a Bitcoiner for over half the time however felt like I let my kids down if I sold the house. The second proudest moment of my life (becomeing a father was number 1) was moving on from that shackle.

@jhk_______ So that you are not at the whim of landlords, especially when you hit retirement age. At some stage you need to take the hit to make life a little easier long term. Also mortgage payments tends to not change much over the course of the loan but rents will rise over 25 years.
