Gov figs tell us that 45% of non retired households in the UK get more in benefits from state (income NHS etc) than they pay in. 53% if inc retired households. V bad. But public sector salaries and pensions aren't (I think.. pls correct me if I am wrong) in as benefits (but are paid by state/taxpayers.. so exactly how many private sector households are really carrying the whole thing?

In the UK, I can buy index linked senior Gilts that yield 5.03% (22/03/29) and on the same day I am advertised similar fixed term mortgages for 3.8% I could borrow £500k against a property, pay the bank £19,000 pa interest and sink the cash into inflation proof Gilts that pay me £25,150 pa. Obviously I have skipped taxes for the sake of simplicity (everyone’s taxes are different), but you shouldn’t be able to carry trade the risk free rate of return INSIDE a currency? Why are UK banks seemingly offering this arbitrage? Are they just trying to prop up their residential property books? It feels one of those things you notice that screams “something is going to break soon”.

Genuine question: if I purchased a good BTL property with a big deposit, and used a reputable agent to manage the property, what are the chances of being better off in 10-15yrs rather sitting on the cash? (Btw, why would we only rely on capital gains, where has the yield gone?)

We do a lot of BTL refinancing and nearly all flats. Valuations coming back at the levels of 5 years ago or less…Recent example in N7 value £475k 5 years ago, just had lenders valuation back at £450k.

@John_Stepek I work for one of the largest consultancies in the UK, with offices in most major cities. I’ve recently learned that there is no deference in pay between grades in London vs say Glasgow. Yet the mortgage/rent costs differential are enormous!

Also, there are now lots of "fixed wage" jobs in the UK, between min. wage and public sector bands. Wherever you are, you get virtually the same pay (bar "London weighting" for some). Suspect there's also a notable geographic wage compression effect going on now.

The fact that Londoners have less money than average after housing costs is intuitive, obvious even. But it explains much of the rage at quality of life. The UK's most vocal area is full of folk who are "well off" pre-tax, but find they can barely get by. bloomberg.com/news/articles/…

While in London, I asked dozens of people about their energy bills. Most said their bills have doubled (or more) since Covid. Last night, at a pub near Trafalgar Square, I asked the bartender about energy. She was in her 20s, living with her parents. She said costs are so high that they seldom shower at home anymore. Instead they go to the gym to shower. Why? The cost of heating their water at home is so high. That’s deeply f’ed up.
