A year ago I’d say 50% of my active clients were end users, right now that number is more like 95%. Speaking with investor clients yesterday, they won’t pull the trigger unless they can find the right product at the right price… and there’s no inventory in Vancouver like that.

@GoldAlexander definitely feel for good people who are getting sandbagged by higher rates after being to told rates would be low for long. Also thrilled my kid will be out of my house even if it cost me some scratch

@marktrader4 It does feel like natures healing a bit when it’s almost ALL end users who are buying homes. But I also feel for the home owners who are struggling to afford this higher cost of living on a variable rate or with a mortgage up for renewal.

@ronmortgageguy @GoldAlexander Im honestly happy about that. Because the BOC cooled the market by stepping back in, my son finally bought a SFD last month and didn't lose a bidding war because there wasn't one. Of course i still had to give him 200k to do it.

But we still have premiers operating under a normalcy bias who believe it can’t be that bad, that people are just being hysterical, and that they can keep taking federal dollars and putting it toward other things rather than paying nurses and reforming doctors’ billing.

@CDInewsletter They paused in Jan to assess. They housing as well as the economy took off to the races while not making a dent in the labour market. They don’t want that to happen again. Core inflation has stopped disinflating and headline will see less favourable comps going forward
