THE CABIN BUILD THREAD After 4 years owning the property. A 2 year build time. I managed to build a new modern cabin overlooking a scenic waterfall. Lots, but not all was done by me. Learned.Struggled.Persevered.Willing to share my experience with you all, feel free to ask any questions and enjoy! This will be an on going thread I’ll update as I can.

@WadingSmith They are awesome. Everyone always bugging me for a pair. Endless leather gloves and electrical tape and pretty good perks of the job

@mattfunkk An old lineman gave me a few pair and they’ve hung on longer than any other brand I’ve tried.

🚨“What Caused Charlie’s Shirt To Move Like That?” I explained this about a week after the assassination and dozens of times since. The physics haven’t changed. It’s straightforward once you understand the mechanics. Just like everything else, ignorant people still try to turn this into proof of some elaborate conspiracy. It's not. The bullet struck the front of his spine accelerating the spine rearward right where the necklace chain was resting. That massive, instantaneous energy transfer (like a high-speed Newton’s Cradle) launched the chain to his rear at hundreds of feet per second in a fraction of a millisecond. Yank a necklace hard from behind — the front (with the pendant acting as a counterweight) flies upward violently. Hundreds of pounds of force were involved. That sudden whip snapped the chain, likely at the clasp, and explains the dramatic shirt movement we all saw. That movement is the pendant being accelerated upward under his shirt. The forces and speed at which this all occurred are understandably hard to imagine for most people. The broken clasp was too big to slide through the cross pendant loop (attachment point) which is why the free running portion of the necklace can later be seen hanging off Charlie's left side. The cross pendant was stuck on his shirt collar. Not complicated. Not a squib. Not faked. Not special effects. Not an exploding microphone (you all pushing that are complete imbeciles and grifters). Just ballistics + basic physics. Not proof of a conspiracy. The necklace simply reacted exactly as you’d expect from a high-velocity impact.

@Chansoo @niccruzpatane Yup. I’m a cheap sedan guy. I’ll be in the market in a couple years. We’ll see what a used model 3 goes for compared to civic or corolla

In Canada, specifically Toronto, you will find some of the cheapest electric rates in the world. Tesla just launched its most affordable Model 3 ever in Canada, starting at $39,490 ($29K USD). A Tesla Model 3 Premium RWD would cost $4 to fully charge including taxes and delivery on Toronto’s Ultra-Low Overnight Plan. Here’s a comparison of how much it would cost to charge at home versus filling up with gas in comparably sized gas vehicles @ $5.21/gal: • Honda Civic: $64 • Toyota Corolla: 68.80 • Honda Accord: $77.10 • Toyota Camry: $67.75 • BMW 3 Series: $90 (Premium Fuel) You can’t even compare.

THIS BREAKS THE INVESTOR NARRATIVE For years the pitch was: “Rent will always cover your costs.” Now: 🔹vacancies rising 🔹rents falling 🔹incentives eating yield The math is breaking. And once cash flow breaks… forced selling follows.

Doing a cash-out refi on my primary home. Appraiser just asked me what value I need the house to be at for the deal to get done. Is that normal these days?
