US housing market demand is collapsing: US new home sales fell -17.6% MoM in January, to 587,000 units, the lowest since 2022. This marks the largest monthly drop since July 2013, far worse than the -2.7% expected. YoY, sales fell -11.3%, the worst annual decline in 3 years. The Northeast was hit hardest with sales plunging -44.7% MoM, followed by the Midwest at -33.9%. Furthermore, the median new home price fell -6.8% YoY to $400,000, the lowest since 2024, bringing the 3-month average down to ~$410,000, the lowest since 2022. Meanwhile, mortgage rates have jumped +33 basis points over the last 2 weeks, to 6.43%, the highest since September, marking the largest 2-week increase in nearly a year. Higher interest rates are back.

A lot of my homies have been deep into Pokémon lately. Tons of rare cards and sealed boxes well over 6 figures. I started looking into it and realized some of these have been outperforming stocks and crypto the past few years lol. I was gifted that PSA 9 Dark Charizard I posted a few weeks ago, plus an Articuno, and just picked up an “Ascended Heroes Pokémon Center Elite Trainer” box for $290. It has a small tear but I’m cool with it. Planning to hold it long term and eventually pass it down to my boys. Definitely late to the party, but I’m excited to start building the collection. 😮‍💨

Wide bid-ask spreads are a hidden tax on every trade. If the spread is wide, move on. 10. Have an exit plan before you enter. Know when you'll roll, when you'll take assignment, and when you'll cut the loss. This is the foundation of my entire system.
