The responses to this are wild.
To those who think this is crazy and and that people who can afford business travel business, I offer this:
When one of the wealthiest and most sophisticated people I know was considering investing in our real estate fund.
He asked me tons of detailed questions over multiple calls.
His last question, before he'd decide if he wanted to proceeed:
“Don, do you fly business class for work?”
My answer:
“I don’t fly business class during the day - but if the circumstances are such that I need to take a redeye, I fly business so I can sleep - but I pay the difference out of pocket.”
He nodded and smiled.
“Good. Business class is an absolute waste of money.”

NYC History:
There is a tiny black rectangle on the ceiling of Grand Central. Why?
In the 90s over $100mm was spent to restore Grand Centrals interior.
Fearing backlash over the cost, the team decided to highlight how FILTHY GC used to be so when they restored the ceiling, they left one tiny spot untouched.
Because of indoor smoking and lack of cleaning that black spot is what the entire beautiful ceiling looked like.

Im gonna be honest the most overrated restaurant in NYC has to be Mr. Chows. I’m really not understanding the hype at all…and the one item everyone talks about the skewers are not it. I’ll take Panda Express for 100th of the price any day of the week.

@cashkern @realEstateTrent Nope. That had already sent the letter of credit and we mailed it back to the bank. Their ego and re trading probably cost them a few million dollars. Their loss.

Then they signed? That’s my experience. The same tenant is the first to complain about stuff that needs to be fixed way early. They are usually the worst tenants all round to be honest. They are demanding and then when they make bizarre requests or don’t get what they want the minute they ask they say they are leaving at the end of the lease. They usually do as well. Unless I really need the occupancy I mean it when I say good luck finding somewhere else.

In my entire career, first as a broker, then as a principal, I cannot recall one time where a buyer actually dropped a deal after threatening to do so if they did not get a price reduction due to a laundry list of small fixes that they came up with.
It’s all a huge bluff.
