Regarding future HMDA Masterplan 100 feet roads IMO , These 100 feet roads planned in HMDA master plan just for future planning. It's pure luck of project which road gets materialised. In general when there is a Tier 1 builders building gated communities they will work with Govt and make sure 100 feet comes by the time of handover of all their land bank projects. No investor should assume in future 100 feet road comes as per master plan , One should check current road and access to main roads and purchase. 100 things builders / Cps will promise what they heart from Govt or influencers ( Not their mistakes) . It's up to investor who makes decision. If you want everything (100 feet roads , Drainage etc ) to be available you pay more premium. If you want to save Money / EMIs you will compromise with distance and Infra. Govt also needs to work on land acquisition from farmers , Pls note it's just a plan.
