@robbiehendricks Agreed on it's hard to quantify, but it shows up somewhere... On a 200+ unit property, we added 2 dog parks, a 2nd playground, refreshed the pool, & new mailbox/parcel room. Total cost was 175k. Showings up 70% MoM and our avg. net gain is 8 units per month versus 2-3 in '25.

Had a few folks asking about if/how this drives NOI. Hard to quantify, guys. It's not as easy as: 1) Jack rent $35/month 2) Increase NOI by $29,400/year 3) Call it a $420,000 increase in value on a 7-cap That doesn't play. No one is inherently going to want to pay more rent for a simple outdoor kitchen area. However, what we ARE doing: Improving curb appeal. Adding a useful, aesthetically pleasing amenity. Showing we care. Investing into a long term hold. Resident satisfaction and renewal rate will be affected. The feeling that ownership cares is real. Goodwill is real. Will it be an exact 4x multiple on capital invested? Who knows. But we're proud of how we're operating the community, the residents love living there, and we believe that will net out on the back end.

Tides bought this property for $218k/unit. Then Tides defaulted and nuked millions of dollars. Now this group is buying it for $150k/unit. They are now marketing that delta to investors as "day one equity". ...which is fairly disingenous. Brother, if it was worth $218k/unit, it would sell for that.

@MultifamilyMad Appraiser reach out after seeing the Warranty Deed for a complex I bought in Houston. Market comp is $90k/door for 1980s Class B/C product. I had paid $60k since it was a downleg of a foreclosure. When I told him so, he didn't believe me or want to use it as a comp, lol

Commercial appraisers are funny. One just called and said he saw I sold a complex nearby and that it would be a good comp for the one he is appraising but doesn’t have any info on my sale. I said sure I’d be happy to share the info if he can tell me the property he is appraising so I can make sure I am aware of what’s trading in the market. He said no. I don’t care if it’s for privacy purposes. I told him you need to give data to get data. It’s not a one way street! He should join the marketing team at Co-Star! They love asking for data without supplying any unless you pay $1,000+ a month!

@MultifamilyMad Got a 200+ unit property with $400k NOI for $12M+; going in cap: 3.3% 50+ Vacant and 24 Down units from a freeze. In 3 months leased up 24 units & NOI is $65k/mo. Should have remaining vacants leased up and hit $85k/mo. The 24 down will cost $500k but add $2.5M in value...

I purchased a 54-unit apartment complex in September of last year. Monthly rent roll was $37,845. 5 months later rent roll is now at $47,220. An additional $9,375 of income per month or $112,500 per year. Divide this by an 8 cap and that’s $1,400,000 of added value/equity in 5 months. This came from renovating and releasing vacant units. Not to mention I have 4 of the 54 apartments still vacant as I finish up reno’s at the moment. Once those are leased, monthly income will be up to $53,020. Or up $15,175 per month from acquisition. $182,100 in added annual income. Divided by an 8 cap and that’s $2,300,000 in added value! This is the beautify of true value add real estate. I bought this property from an owner who had it for 57 years. Property needed a lot as you could imagine. Tenants are thrilled with all of the updates we have made and are happy to pay more for it. Only two tenants have left from the increase in rent and they were problem tenants so I was happy to see them go. Capex wise, spending approx $16k per unit on interior upgrades (actually spent in the particular unit being renovated). So far total of about $110k on interiors and about another $60k on misc exterior landscaping, lighting, misc. So far total CapEx spent has been ~ $170k.

On my first day @USDA, we told every state to send us their SNAP data so we could make sure illegal immigrants aren’t getting benefits meant for American families. 29 states stepped up. 21 blue states refused — and two SUED US FOR ASKING! 🤦🏻‍♀️ And guess what? In just the states that cooperated, we’ve already uncovered massive fraud. The Democrat Party has turned its back on working Americans and built its entire strategy around protecting illegal aliens. They know if the handouts stop, those illegals will go back home, and Democrats will lose 20+ seats after the next census. There’s a new sheriff in town. @POTUS will not tolerate waste, fraud, or abuse while hardworking Americans go hungry.

@ChrisRamsey60 My 2024 Escalade V had a seized motor 4 months after I bought the car. Took 2.5 months to fix it. Now my new 2026 Escalade has TPMS issues and electrical glitches with the big screens and it has less than 800 miles on it... I love the car, but they need to fix these glitches!

Crazy personal story… I order and bought a 2025 Cadillac Escalade brand new for $120,000. At 4,000 miles the engine and radiator both blew. My fiancé got stuck in a car wash for an hour. GM won’t buy the car back offered me GM reward points 🤦‍♂️ If this happened to YOU would you just take the car back even though there is a huge loss in value and will most likely have issues in the future? Should I fight for lemon law which is most certainly falls under in New York?
